Description
The property is approached via its own private entrance, providing a greater sense of independence than a typical apartment. Once inside, stairs rise to the first-floor accommodation where you are greeted by a bright and welcoming living room. A large window floods the room with natural light, creating a pleasant space to relax or entertain, whilst an adjoining study area offers an ideal work-from-home environment.
The separate fitted kitchen has been well maintained and provides a range of storage cupboards, generous worktop space and room for essential appliances. Its practical layout makes day-to-day living straightforward whilst remaining easy to maintain.
The first floor also benefits from a modern family bathroom fitted with a white suite and shower over the bath.
Moving to the upper floor, the property offers two bedrooms. The principal bedroom is a comfortable double room with feature wallpaper and ample space for bedroom furniture. The second bedroom is currently arranged as a children's room and benefits from useful built-in storage and excellent versatility, making it suitable as a bedroom, nursery, dressing room or home office.
Externally, the property enjoys a pleasant outlook and is conveniently situated close to local shops, schools and Stanford-le-Hope railway station, providing direct services into London Fenchurch Street.
TENANCY INFORMATION
Under the Tenant Fees Act 2019, tenants are required to pay rent and may also be required to make the following permitted payments.

Equivalent to five weeks' rent.
For tenancies where the annual rent is £50,000 or more:
Equivalent to six weeks' rent.
The security deposit is held to cover any damages, breaches of the tenancy agreement or other tenant liabilities arising during the tenancy.

Late Payment of Rent
Interest may be charged at a rate of 3% above the Bank of England Base Rate on any rent outstanding for more than 14 days.
