Unlike a lot of properties you see advertised, this villa is newly painted and doesn't need repair work. In fact there is no work required at all and it is ready-to-move-in being fully furnished with a fitted kitchen containing all appliances (fridge, cooker even a dishwasher).

There is a laundry room with a UK washing machine that connects to the kitchen via a second door and which also forms a good sized stock room or pantry. Every advert says their house is in a 'charming village'. Well, our village is alright. It looks pretty (I've included a photo of the fountain on this advert). We like the Sunday food market with Jean-Marie's Rotisserie Chickens and the village Patisserie with amazing sweet cakes; the greengrocer and fish stall. There is a village square for outdoor music (oh I mean a 'charming' village square) and it's all in 10 minute walking distance from our house. We cycle to the supermarkets or next town's big Hypermarket because the area is flat. There are hills such as the one behind our house with it's vineyards but you can cycle to the Hypermarket on the flat.

Could even cycle to the beaches at Valras and Serignan but there's plenty of parking both at the beach and outside our house or on the property. After the 10 minute walk to the village centre there is a €1 bus to the town of Beziers which takes 13 minutes and then a train to Montpellier for €13.80 where there is an International Airport. There is also a nearer airport at Beziers but that only has Ryanair from there to the UK and from Montpellier you can use Easyjet or British Airways.

Back to the house itself, you've got the 3 bedrooms with two large rooms where the previous owner used one as their master bedroom and we use the other one. One gets the sun in the morning and the other in the afternoons/evening. The one you see with two beds is perfect for children or a second couple and the small room is a pretty room for little girls.

Access to the loft is via the toilet ceiling loft hatch and we left a ladder in the garage as part of the furnishings. We used a company called Free Telecom and paid €39.99 a month for good fast WIFI with coverage of the entire garden / property area and with a VPN you can watch all your UK TV (we also have a Giant Satellite dish that comes with the house sale. It is at the back of the house above the rear terrace roof so is out of the way).

The covered rear terrace is 18m in size and facing West shelters you from the sun or the rain whilst still allowing you to sit outside. Watch sunsets in comfort or turn on the outside light under the terrace roof to have evening drinks with friends outside. We have bird netting under the terrace so there's no cleaning to do and we have roll down mosquito nets on the bedroom windows and dining room window.

An outdoor stone BBQ sits against the wall of the back terraced area. A lockable door to the back terrace area keeps children safe in an outdoor environment. In the wider garden a gate to the street keeps children equally as safe.

With such a large garden area (354m total property area) we had thought to put in a swimming pool. But in the end, the nearby communal pool seemed a lot less maintenance (plus the beach and sea is nicer).

Many people have removed their Wood Shutters for electric plastic ones that lack all romance. But our house still has the traditional French style wooden shutters newly painted in an aqua green and a tiled roof in good condition with some glass roof tiles over the front terrace roof and garage roof to let in light. I suggest you keep the wooden French shutters as the house will be worth more for the character.

Built in 1980. A comfortable home with importantly, no overlooking neighbours. Yet situated in a quiet cul-de-sac of just 7 houses. It has one bathroom with bath and shower plus 1 WC.

The separate fitted Kitchen leads on to the laundry room / stock room that then connects to the outer garage.

Electric heating and an open wood fire with chimney designed to heat the house from the fire in the winter. Energy Rating 'D'.

The border with Spain (and their cheaper alcohol) is just an hour and a half away (80 miles) and makes a nice run out.
