Description
Description
Since its acquisition in 1965, farmed by three generations, Whitehouse Farm, has been carefully improved and developed as a first class dairy enterprise. Home to the pedigree Deehaven Canadian Holstein herd, the stock was imported directly from Canada to form a notable high-health herd. At its peak, the unit ran a 250 cow milking herd with around 200 followers.
More recently, the farm has been managed as a mixed forage and arable enterprise, balancing production with sound husbandry. The farm has also grown potatoes and carrots in the past.
Whitehouse Farm is an easily workable unit, served by public roads and an excellent network of internal tracks. Located in an attractive and highly accessible part of West Cheshire, the farm offers a new owner the opportunity to run a single business, or combine several different agricultural enterprises, with opportunities for diversification.
Lot 1 - Whitehouse Farm. About 188 acres (76 Hectares)
Includes the main farmstead, at the hear of the holding, a three bedroom detached farmhouse, which currently let on an Assured Periodic Tenancy, and around 180 acres of productive arable farmland.
The soils are described as Grade 3 glacial tills, being loams and cleyey loams, typically deep, providing a range of soil densities, with a good area of lighter ground.
The yard comprises a range of well-built buildings, previously used as part of the arable and forage cropping and home to the Deehaven dairy herd. The buildings benefit from a borehole water supply.
Lot 2 - Land at Old Hall Farm. About 318 acres (128 hectares)
The ground comprises a mix of mainly Grade 3 soils, with an area of lighter Grade 2 ground in the lowest part. Described as a mixture of estuarine sand and silt, alongside areas of glacial till as found throughout the rest of the farm, the land is considered early and productive. A good network of internal tracks serve the fields.
The land is accessed in three places; directly from the public road at Chapel House in the East, via a right of way centrally through Puddington village and via and a right of access, in the West, via a private lane.
Lot 3 - Top Land. About 52 acres (21 hectares)
A separate block to the north of the main farm, Lot 3 lies at the end of Pipers Lane with a further direct highway access off Mudhouse Lane, Burton to the north. The land comprises two large fields with small copses adjoining the boundary. In common with Lot 1, the land is described as Grade 3 glacial tills, being loams and clayey loams suitable for a range of arable and forage rotations.
Lot 4 - Chapel House Land. About 3 acres (1 hectare)
The paddock at Chapel House is offered as a separate lot, offering a rare opportunity to acquire a parcel of land in an edge of village location.
The land borders the public road and is currently accessed via a right of way over the adjoining track – a separate highways access could be created, subject to planning consent.
The land would be suitable for a range of equestrian or amenity purposes. The sellers will require the buyer to enter into an overage in respect of any development.
Location
Whitehouse Farm sits between the villages of Puddington and Burton, within the picturesque Cheshire countryside. It is a peaceful, rural setting with views toward North Wales, yet within easy reach of Chester and the economic centres of Liverpool and Manchester.
The farm surrounds Puddington which looks to neighbouring Burton for local amenities, including a well-regarded primary school, shop and café, cricket club and community facilities. Rising above the village, visible from across the farm, are the National Trust Burton Woods. The southern part of the farm (Lot 2) adjoins the RSPB’s Deeside Reserve.
The farm benefits from excellent transport links, with easy access to the A41 and M56, placing Chester and the wider region within convenient reach.
The area is well served by an excellent selection of state and independent schools, including The King’s and The Queen’s Schools in Chester and Abbey Gate College.
