Description

Note from the Owner
This has been a consistently reliable rental property for me. Its proximity to town and the station has always been a key draw for tenants. I'm selling as part of a portfolio adjustment for a new project.

Alex's Take
A ground floor garden flat on Norwood Road - a quiet residential street that sits back from London Road, so you get easy access without the noise and traffic.
The kitchen has been recently refitted, the double bedroom benefits from an ensuite shower room that could do with a little TLC, and there's a handy storage area just outside the front door that could easily be converted into a proper cupboard.

The garden is a real highlight. Ground floor flats with sole use of outdoor space are always in demand, and this one has plenty of it. Step out onto a small patio, continue onto the lawn, and at the far end there's a raised concrete base that's just waiting to be transformed - lay some decking, cut back the trees, and you'd have a genuinely lovely outdoor space.

Practically speaking, it stacks up well. Share of freehold, 250-year lease, peppercorn ground rent, and a service charge of just £30 a month covering the buildings insurance. Gas central heating, which isn't always a given with flats. Permit parking on the road. And the sale is as clean as it gets - no onward chain, searches already ordered, and solicitors already engaged.

For transport, you're under five minutes to the number 17 bus into town and about a mile from the station.

We look forward to showing you around.
