DESCRIPTION
Three blocks of arable land located west of Stow Fen Drove and east of Lambs Hill Drove, to the south of the town of March. The whole extends to 94.74 Acres (38.34 Hectares) (more or less).

LAND AND SOIL CLASSIFICATION
The land is classified as Grade II on the DEFRA Agricultural Land Classification Map of England and Wales, East Region. The soil is shown on the Soil Survey of England and Wales (Sheet 4 - Soils of Eastern England) as belonging to the PEACOCK Soil Association, described as Jurassic and Cretaceous clays, till and associated superficial drift.

OUTGOINGS
The land falls within the boundaries of the March East Internal Drainage Board. The Tenant will be responsible for payment of the drainage rates. The drainage rates will be apportioned for the current year.
Drainage Rates for year ending 31st March 2027 (approximate, for guidance only) are as follows:

UNDERDRAINAGE
A comprehensive underdrainage scheme has been carried out. Plans are available from the Agents.

WAYLEAVES, EASEMENTS AND RIGHTS OF WAY
The land is offered subject to all existing rights, including rights of way whether private or public, light, support, drainage, water and electricity supplies, and other rights, easements, quasi easements and all wayleaves, whether referred to or not in these particulars.

A footpath runs along the northern boundary of field number 6.

Stow Fen Drove is believed to be a public droveway from its junction with Upwell Road to a point just south of field number 6 at the intersection with Barker´s Lane (shown as point A on the map). The main block of land is to be let with the benefit of a right of way over the length of the roadway running south of this point up to the north west corner of the land, that is between points A and B.

The land is let subject to a personal licence between points B and C for the landlords and anyone permitted by them to pass on foot only. Lambs Hill Drove is believed to be a public droveway up to point C.

Between points B and C are 2 parallel roadways. The western roadway belongs to a neighbour and there is no right of way over it. The eastern roadway is included in the letting of the main block.

BUILDING
The incoming tenant will be required to maintain the existing open sided building to, at least, the same condition as it is at the commencement of the tenancy. The tenant will be required to insure the building, to include Public Liability cover.

USE
The land is to be used for agricultural purposes only. No Industrial maize is to be grown on the land.

SUBSIDIES
Basic Payment Scheme payments are now delinked and thus no entitlements are included in the letting.

The land has not been entered into any Countryside Stewardship or Entry Level Schemes.

BOUNDARIES
The land is shown on the attached plan for illustrative purposes only. The ingoing Tenant will be expected to have inspected and be aware of the boundaries prior to the commencement of the tenancy agreement.

TENURE POSSESSION
The land is offered To Let, on a Farm Business Tenancy commencing on 11th October 2026. The Tenant will be responsible for all outgoings, there will be provision within the Agreement for the rent to be reviewed every 3 years, and the rent will be paid half yearly in advance on 11th October and 6th April.

NOTE: 78.47 Acres (31.74 Hectares) (more or less) is offered To Let, on a new 5 year Farm Business Tenancy.
The remaining 16.27 Acres (6.58 Hectares) (more or less) is offered To Let on an annual rolling Tenancy. This field is hatched red on the plan.
A copy of the draft tenancy agreement will be available from the Agents. Early Entry may be granted once the Tenancy agreement is signed and all monies paid.

METHOD OF LETTING
The land is available To Let by Informal Tender. A Tender Form is attached to these particulars. The closing date for the receipt of tenders is 12 Noon on Thursday 9th July 2026. All Tenders should be returned to Maxey Grounds & Co, 1-3 South Brink, Wisbech, Cambridgeshire PE13 1JA in a sealed envelope marked "Tender for Stow Fen Land". The bid should clearly state in pounds the amount of annual rent offered.

The Tender Form should be accompanied by a summary of the proposed Tenants current farming background and operations and a proposed cropping rotation. The landlord is under no obligation to accept the highest, or any Tender. The successful party will be contacted shortly after the tender date.

SPORTING RIGHTS
Sporting rights insofar as they are owned and capable of being let are included in the letting.
