This lovely home is in excellent condition and forms part of a high quality and much in demand Redrow development. The notable thing here is that the garden has recently been landscaped and there are two side by side parking spaces to the front.

A 50% share is for sale, but an outright purchase of the 100% is also allowed. Likewise you could buy 50% now and staircase up to 100% over time.

Shared Ownership Information

A RICS (Royal Institute of Chartered surveyors) valuation has put a 100% value of £240,000 on this property.

You can buy either 50% or 100% in the first instance or alternatively buy the 50% and then staircase to 100% later. When you own 100% there won't be any rent to pay.

Our seller's 50% share is available for £120,000. The 50% share can't be sold for more than this amount for the first eight weeks of marketing.

The property is leasehold and the monthly charges for the leasehold are based on the current percentage share owned.

Frequency of charge review: 1st April annually.

You will need to be eligible for shared ownership, unless you are buying 100% of the property.

The process is as follows;

Secondly, a person with a strong local connection with neighbouring parishes of Beeston, Burwardsley, Broxton, Chowley and Handley.

After 6 weeks this extends to any person resident in the ward of Tattenhall.

After 8 weeks extend to a person with a strong local connection with the administrative area of Cheshire West and Chester.

If no applicant qualifies within 10 weeks it may be sold to anyone in need of affordable housing.

The housing association will also need to approve the sale in writing and approve a mortgage offer for any shared ownership buyer.

Location

The village of Tattenhall is an absolute delight, combing all the key attributes of a classic Cheshire village, set amidst some of the County’s best scenery and attractive countryside. The village has continued to embrace its rich history which is evidenced by the number of substantial Victorian buildings both in the village and surrounding farmsteads.

With regards to amenities, there is a comprehensive range of services including a thriving refurbished Spar convenience store, butcher, chemist, doctors surgery, coffee shop, pubs, café, restaurants and o on the fringe of the village a popular ice cream farm. Moreover, within walking distance of the property is also a well regarded primary school and the beautiful parish Church.

Christleton High School, Tarporley High School and Bishop Heber High School in Malpas are all within comfortable travelling distance whilst in Chester there is King’s, Queen’s and Abbeygate College (Saighton).

Leaving the agents Tarporley office drive in the direction of Nantwich and proceed along passing a Texaco/Spar on the left hand side at which point take the immediate right turn onto Birch Heath Road. Proceed to the very bottom of Birch Heath Road passing Pudding Lane on the left hand side and at the junction take a right turn. Proceed along for a couple of miles until passing Huxley Primary School on the right hand side. Take the next left turn into Huxley Lane. Continue down Huxley Lane and having passed the ‘The Inn at Huxley’ on the left hand side, at the next junction take a left turn on to Red Lane. Proceed along passing over two bridges. You will enter the village on Tattenhall Road.  After passing Oaklands Avenue on the right, take the next left onto Millennium Mile. Proceed up the lane  and it becomes Park Avenue and the subject property is on the right hand side.
