Description

Offered for sale with no onward chain, this well-presented four-bedroom terraced house offers an exceptional opportunity for those seeking a stylish and flexible home in a highly desirable area of Bristol, benefitting from two off-street parking spaces.

Arranged thoughtfully over three floors, this property showcases the impressive panoramic views to the east of Bristol, maximising natural light and creating a bright and uplifting atmosphere throughout.

Externally, the front of the property bears a classic 1930s rendered facade with a low-maintenance garden. Entering through the porch and stained glass front door, the house beckons you immediately toward the open plan kitchen and the canopy of trees filling the windows of the spacious dining and family area beyond.

Stripped wooden floors lead you through the entrance hall, past the ample under stairs storage on your left, beneath the carpeted stairs leading to the first floor. To your right is the large bay windowed front lounge, with built-in bookshelves, double glazing, and also with stripped wooden floors.

The heart of the home is the spacious open plan kitchen, dining, and family area, with the large double-glazed windows and two skylights filling the space with light and an ever-changing city landscape. Beyond the trees and the multi levelled garden, the view spreads from Purdown to Kelston Roundhill to Dundry and beyond, providing a perfect backdrop for entertaining.

The kitchen is well-appointed, featuring sleek cabinetry with marble effect worktops and space for appliances. The adjoining family and dining spaces are generously proportioned, allowing for versatile furniture arrangements.

Stairs lead down to the garden, and a converted lower ground floor area. This floor is currently occupied as bedroom with a three-piece family bathroom en suite, plus a dedicated study/home office looking out on to the garden.

From the front entrance and hallway, stairs rise to the first floor, comprising three bedrooms and a family bathroom. The principal bedroom is to the rear, with double-glazed windows providing even more impressive panoramic views.

The adjacent bathroom benefits from a corner bath with overhead rain and hand shower, a wash hand basin and a W/C. To the front of the house is the second double bedroom, with a large bay with a double-glazed window. The third bedroom shares the same aspect and also provides access to the loft.  With skylight windows to the front and rear giving more fantastic views, the loft houses ample space for storage and has the potential for a loft conversion, like many of the other houses on this street. (STPP).

Externally, the front of the property has a low-maintenance walled garden with purpose built bin storage, and flowerbed with flowering shrubs.

The rear garden is divided into three sections measuring circa 60ft. Step out of the lower ground floor onto a large seated decked area, for socialising and entertaining, or for catching the summer sun. Steps lead down to a lawned area enclosed by mature flowers, shrubs, veggies and trees, with access to further storage beneath the decking. A rear gate provides access to two off-street parking spaces.

Vendors comments:

“Ashley Down is one of Bristol’s hidden gems - and for me, this section of the street is the secret jewel in the crown. Every time I step through the front door the treetop view makes me feel like I’ve stepped into a hidden tropical rainforest. I have spent hours watching the garden come alive with nature, colours changing with the seasons, squirrels playing across the decking and birds nesting in the trees. Iconic Bristol Balloons float past the windows in the summer evenings, fireworks light up the whole city for Guy Fawkes and New Years, and sunrises and sunsets turn the entire sky shades of crimson. It’s the perfect antidote to the busy city!

I added the 2-storey extension onto the house in 2003, extending the kitchen by adding the additional dining area, and building the downstairs office and parents retreat. It has been a lovely place to work and be creative, while looking out over the garden and the decking. My young son loved the garden, with the decking big enough to ride circuits on his toy tractor as a small boy, building dens in the lower grassy area, and as he grew older, playing football and basketball with neighbouring kids in the back lane.

The garden floor was designed to be as flexible as possible - teenagers den, guest bedroom, adult’s retreat, or for working from home, and the back lane has benefit of the two private parking spaces - great for visitors.

My son went to Sefton Park School and also the After School club - so handy to be right across the road. In fact, Ashley Down is handy for everything - the #70 bus stop is almost opposite, Montpelier Station a few minutes walk to the left and the new Ashley Down Station a few minutes to the right! All the shops you could need on Gloucester Road, Muller Road or St Werburghs. Green spaces abound - St Andrews Park is great for children playing, or head down through the Narroways Nature Reserve trails and you’ll find the City Farm, or keep exploring and you’ll find Boiling Wells, and then be out in the wide open spaces of Purdown just beyond.

The street has a friendly WhatsApp group, and neighbours plan get togethers, share tips, contacts and local info, and are happy to lend a hand or an item when someone is in need.

I absolutely adore this house. If I was staying in the country then I don’t think I would ever move from here. For me, it's the perfect blend of nature, neighbourhood, city and convenience.

The house has plans, structural designs and planning permission for loft conversion, with an en suite bathroom - something I would have loved to create, and if I hadn’t moved to Australia, I would definitely have completed this mission. I’ve seen the loft conversions of other neighbours and the views are absolutely spectacular. I’m crossing my fingers that the new owners might one day complete this dream - and I'm happy to share the plans I made.

I really hope the new owners will enjoy every aspect of this house as much as I have, and that they never get tired of the view. I now have to search for a house on a hill in Australia, because living here has made it absolutely impossible not to have a view!”

About Elephant, Bristol

2 The Promenade, Bristol, BS7 8AL

After a decade of working in firms both large and small, international and independent; in property markets both tough and thriving; we had a clear vision of how estate agency should be done. In 2011 we were able to put this into practice when elephant was born.

The elephant team strives to create an experience that we ourselves would want; to make the challenging process of buying and selling homes just that little bit easier.

We have all bought, sold and renovated our own homes feeling every emotion along the way. We fully appreciate that buying a home is a carefully considered process which requires a helping hand and not one to push. With this in mind, we have taken great care to create a relaxed office environment so people will feel welcome and talk to us with ease.

Time and time again, glowing feedback tells us that we stand out from the crowd. In a recent survey, our customers volunteered our top 3 traits as 'friendly, approachable, and honest'. To add to this we are energetic, enthusiastic and we genuinely care about doing a good job for you.
