A Lively, Welcoming Community with Incredible Views and a Great Vibe
The building has a brilliant, high-energy social vibe that makes it feel welcoming the second you walk through the doors. The flat layouts are incredibly well thought out, with an open-plan kitchen and living setup that is perfect for hosting friends before going out. The standout facilities are definitely the private dining room you can hire and the rooftop terrace space, which gives you amazing views over the city.
Please tell us about the good and bad aspects of living in your local area:
The independent food spots and supermarkets around Circle Square are so handy, and Symphony Park is a great green space to have on your doorstep. Plus, the bus links and Oxford Road station are right there, making it dead easy to get around. The only downside is that the immediate shops can be quite pricey, and traffic gets completely gridlocked during rush hour.
The immediate streets are kept really clean and feel safe due to the 24-hour security. You don't have to worry about bins cluttering the pavement as it's all handled internally. However, street parking is non-existent, and you definitely get a lot of city and nightlife noise on weekends.
How has the building management responded to any problems or issues you have raised:
The staff at the front desk are fantastic at handling issues immediately. Whenever anything is logged through the building app, the team communicates clearly about when a technician will arrive, and they usually get it sorted the very same day. It makes living here incredibly stress-free.

Also, a top tip for anyone picking a room: if you love catching the early morning sun, make sure you ask for an apartment facing away from the main central courtyard, as those tend to get the warmer evening light instead.

Fantastic building but would love some more male centric events.
Overall we love living at UHAUS with lots to be desired and for the price you pay with bills included this is in line with that you would expect to pay for this development. However I would say as a male, I would highly recommend that UHaus put on some events that cater towards a male audience e.g. quizzes, something sports/gaming/movie themed or maybe a talk/taster evening with one of the amazing local Manchester breweries as there as lots of activities and events aimed at women e.g. painting/crafts, makeup tutorials etc in which my partner has met friends within the building but there has yet to be anything where I’ve been able to meet males in the building in a social setting so that would be one slight critisism.
Please tell us about the good and bad aspects of living in your local area:
The area is fantastic with lots of local amenities including bars, restaurants and plenty of supermarkets close by. It is also within short walking distance to the town centre and a stones throw away from Oxford Road train station. The square can get very loud and busy but closing your windows does a lot to drown out the noise, however this is not an option in the summer as the apartments do get very warm as there is no AC so keeping the windows open especially at night is a necessity.

Definitely get yourself a good fan as the rooms do get very warm.

A snap shot of simplicity
Very modern inside and out. Great appliances and set up in the apartment, apartment was very clean when I moved in with all furniture In good condition. The mattress is not that comfortable though a little to soft! Other than that it's okay. Happy with set up.
Please tell us about the good and bad aspects of living in your local area:
Amazing place to be, your have everything in close proximity. Only thing I would say is it can get noisy at night, especially on student nights,. I think Tuesday and Thursdays! Good transport links if you want to go out town too.
How has the building management responded to any problems or issues you have raised:
Yes, everything fixed on time when something broke.

Unreal views, great study spaces and 10/10 management
I've been living here for a bit now and honestly, the setup is brilliant. The flats are super modern with massive windows, so you never feel boxed in. The communal areas are the biggest selling point—the study spaces are perfect for getting your head down into coursework, and the views from the top-floor bar are unreal when having mates over.
Please tell us about the good and bad aspects of living in your local area:
Great spot for uni. Circle Square has amazing food and it's only 10 mins to Chinatown. Oxford Road station is right outside, but don't bring a car—NCP parking is a total rip-off. The 35th-floor bar and study spaces are top-tier. Lifts get packed at peak times, but the 24/7 concierge team is a 10/10.
How has the building management responded to any problems or issues you have raised:
Yes responded to very quickly and no extra charge.
Please share one thing (or more) which you wish you had known before you moved in:
The flats get absolutely boiling in the summer because of the massive floor-to-ceiling windows. The views are unreal, but definitely buy a decent fan early on.

The on-site facilities are arguably the finest in the city centre. The standout feature is the spectacular residents' bar on the 35th floor, which offers unmatched panoramic views across Manchester and serves as a brilliant social hub. For those working from home, the dedicated co-working lounges are fully equipped with high-quality monitors, private booths, and complimentary hot drinks. The gym is extensive and immaculately maintained, easily rivaling commercial fitness centres. The lack of an integrated car park is the only real drawback, requiring car owners to source expensive external parking nearby.

The city centre location is excellent. Circle Square itself has fantastic shops, cafes, and great restaurants right on the doorstep, like Hello Oriental and North Bar. For grocery shopping, having an Asda Express right here is very convenient, and Chinatown is only a short ten-minute walk away. Symphony Park provides a lovely green space to relax outside right in the middle of the development.
How has the building management responded to any problems or issues you have raised:
The property management team handles issues with great communication and speed. Maintenance requests logged through the portal are picked up swiftly, with the onsite team usually sorting the problem out within a day or two.
Please share one thing (or more) which you wish you had known before you moved in:
Because there is no on-site resident parking, keeping a vehicle here is a major financial commitment. Relying on the nearby NCP car parks adds an expensive monthly fee onto your living costs. The location is so central with Oxford Road station right outside that it is much easier and cheaper to live completely car-free.
