Flat with a view, nearby amenities.
When i have been showing my friends and family around the building and my flat . They always comment that it feels like a hotel, also comment about the amazing views. That the dockside staff at desk and the neighbour seem so friendly when passing on stairs or in the lift.

Good location, near shops ,restaurants.
Nearby buses, trams services. Building Over looking the sea.

The buiding managenent fixed all Issues reported to them within a few days.

Feel safe at night knowing that there is a security guard on site, camera around the building.

LIVING AT DOCKSIDE
The building itself has a very fresh and stylish design. At the entrance there are many spaces where we can enjoy a drink and a chat with a friend, but where we can also work on our laptop and whenever we need, we also have access to quite areas.
At the reception there are the sweetest staff who helped us a lot when we first moved in.
Now my kids ask me every evening to go downstairs to spend some time with them cause they are always willing to play and having a nice chat. Sometimes my daughter sits next to them doing her colouring while they are working just to be in their company.
Please tell us about the good and bad aspects of living in your local area:
Dockside is situated at 2 minutes walk to Ocean Terminal tram stop and since we moved here, having such that easy access to the tram has been a life changer. North leith is also such a comfortable area with many shops and green areas, the Saturday’s Leith Market is a must!
Being a family of 4 with a newborn, living in a quite area was mandatory when we were looking for moving and I mist say I couldn’t be more satisfied with our choice of moving at Dockside. I mean, we have the view on the sea, could it be more peaceful than that!?

Any problem or issue is addressed through the Dockside app and it has been solved within the 24 hours so far.

Safe, Friendly, and Beautifully Managed
I would describe Dockside in one word: pristine. Both the interior and exterior of the development are exceptionally well maintained, and the attention to detail throughout the building is clear. The facilities are excellent, and I regularly make use of the amenity spaces. The development has enormous potential to continue building a strong sense of community, and I already feel that this is one of its greatest strengths.
As someone who lives alone, safety was one of my main priorities when choosing a home. The Residential Services team plays a huge role in making me feel safe, welcome, and at home. In particular, Belle is always friendly, approachable, and happy to chat, whether I'm leaving for the day or returning home. As someone who lives alone, those small interactions genuinely contribute to making Dockside feel like home.
The leasing process was communicative and patient, particularly as an international resident. One area for improvement would be providing additional guidance and resources for overseas applicants, such as an information booklet covering life in Scotland and what to expect when moving into the development. I would also love to see the working pods made more accessible through a simple booking system and the addition of more real plants throughout the communal areas to further enhance the welcoming environment. Overall, I would highly recommend Dockside to anyone looking for a safe, modern, community-focused place to live.

The local area offers a great mix of shops, restaurants, bars, and open spaces, making day-to-day life very convenient. Transport links are excellent and provide easy access to the rest of Edinburgh. One of the best aspects of the area is the growing sense of community. The development is pet-friendly and home to a diverse mix of residents, including families and children, which creates a welcoming and neighbourly atmosphere. The area feels safe, well maintained, and pleasant to live in, with no significant issues regarding noise, anti-social behaviour, or cleanliness.
How has the building management responded to any problems or issues you have raised:
While I have not needed to raise any maintenance issues, the building management team has always been approachable, professional, and proactive in their communication. Their presence helps create a safe and well-managed environment.

As someone relocating internationally, I wish I had known more about the additional steps and requirements that can arise during the application process. A guide for overseas residents moving to Scotland would be a helpful resource. I also didn't expect such a strong sense of community within the development, which has been a very pleasant surprise.

The development is well designed and has been maintained to a good standard overall. The buildings and communal areas are generally clean, tidy and visually appealing, which creates a pleasant environment to live in. The layout of the development works well, with a good balance between private residential space and shared areas, and there is a good sense of security throughout the site.
Facilities are convenient and suitable for day-to-day living, with local shops, transport links and green spaces all within easy reach. Property management and building management have generally been responsive when issues are raised, and routine maintenance such as cleaning, landscaping and bin collection is handled consistently. Communication from management is usually clear and timely.
Like most developments, there can occasionally be minor frustrations such as limited visitor parking, delays with smaller maintenance requests or increased noise during busy periods, but these have not significantly affected the overall living experience. Overall, it has been a comfortable, convenient and well-managed place to live.

Parking is generally available, although it can occasionally be limited in the evenings or at weekends. Bin collections are regular and dependable. As with most residential areas, there can sometimes be minor noise from traffic or passing pedestrians, but there have been no major issues with anti-social behaviour.

The building management team has generally responded in a professional and timely manner when issues have been raised. Communication is usually clear, and most maintenance or management concerns are acknowledged quickly and resolved within a reasonable timeframe. While occasional follow-ups have sometimes been necessary for smaller issues, the overall experience has been positive and well organised.

One thing worth knowing before moving in is that parking can become quite limited during busier evenings and weekends, especially if visitors are staying over, so it helps to plan ahead. It’s also useful to know that some areas of the development can be quieter than others depending on proximity to roads, communal entrances or shared spaces. On the positive side, the community is generally friendly and the area is very convenient for transport links, shops and everyday amenities, which became more valuable after living here for a while than was obvious during the initial viewing.
