Description
Occupying an enviable position within its own land, the farmhouse enjoys complete immersion in its surroundings, with rolling hills, open fields and uninterrupted rural beauty in every direction. There is a palpable sense of peace here; a feeling of being wonderfully removed from the pace of everyday life, yet perfectly placed to enjoy everything this remarkable corner of Derbyshire has to offer.
At the heart of the estate sits the principal farmhouse, complemented by two beautifully appointed holiday cottages, creating a rare opportunity to combine an exceptional country lifestyle with an established income-generating business. Whether enjoyed as a private family retreat, a lifestyle-led business venture, or a blend of the two, Chamber Knowle Farm offers a truly unique way of life in one of the country's most celebrated national park settings.
Chamber Knowle Farm - The principal farmhouse extends to approximately 2,120 sq ft and is a wonderful celebration of its heritage, where centuries-old character sits effortlessly alongside thoughtful modern design. Rich in original features, the home is filled with the warmth and authenticity that only a property of this era can offer, from stone-flagged floors and exposed oak beams to mullioned windows and crackling open fireplaces that provide a constant reminder of the home's history.
At its heart is a beautifully reimagined island kitchen, a space designed for modern living whilst remaining sympathetic to the farmhouse's character. Beyond, the accommodation unfolds into a collection of inviting and versatile spaces, including a charming family lounge and an elegant formal dining room, both perfectly suited to everything from quiet evenings by the fire to hosting family and friends.
Upstairs, three generous bedrooms provide peaceful retreats, complemented by three beautifully appointed bathrooms, including two en-suite shower rooms. Practicality has also been carefully considered, with a dedicated home office and separate utility room adding to the home's everyday functionality.
Perhaps most captivating of all are the views. From sunrise to sunset, the ever-changing Peak District landscape becomes part of daily life, with panoramic vistas stretching across the surrounding countryside and creating a setting that is every bit as remarkable as the home itself.
Holiday Lets - In addition to the principal residence, Chamber Knowle Farm benefits from two beautifully appointed holiday cottages, each thoughtfully designed to offer guests an authentic Peak District escape. Arranged over two floors, both cottages feature two bedrooms, stylish bathrooms and inviting open-plan living spaces centred around contemporary kitchens, blending modern comfort with countryside charm.
Perfectly positioned to take advantage of the area's year-round appeal, the cottages provide an exceptional opportunity to generate a valuable supplementary income, whether through established holiday letting, short-term accommodation or lifestyle-led tourism. For those seeking a home that offers both a remarkable place to live and a rewarding business opportunity, the cottages add a compelling and highly versatile dimension to this unique country estate.
Peak Forest - Nestled in the very heart of the Peak District National Park, Peak Forest is one of the region's most picturesque and sought-after villages, celebrated for its breathtaking scenery, peaceful atmosphere and unrivalled access to the surrounding countryside. Surrounded by rolling hills, dramatic limestone landscapes and an extensive network of walking, cycling and riding routes, it offers a lifestyle deeply connected to nature whilst remaining within easy reach of some of the Peak District's most iconic destinations.
Despite its tranquil setting, Peak Forest is superbly positioned for exploring the wider National Park, with Castleton, Mam Tor, Winnats Pass, Bakewell and Buxton all just a short drive away. The village itself retains a wonderful sense of community and rural charm, making it highly desirable for those seeking a slower pace of life without feeling isolated.
For many, Peak Forest represents the very essence of Peak District living — open landscapes, stunning views, dark starry skies and a sense of space and freedom that is increasingly difficult to find. It is a location that offers not just a home, but a lifestyle, placing some of England's most spectacular countryside quite literally on your doorstep.
The property is equidistant between Manchester and Sheffield.
Dales & Peaks Forwardmove Please Read - Dales & Peaks is marketing this Property with the benefit of ForwardMove. Dales & Peaks has introduced ForwardMove to help speed up the sales process, minimise sale fall-throughs and give more certainty to both the Seller and the Buyer.
Purchasers will benefit from the Buyer Information Pack (BIP), which we have created with our legal partners, to give buyers more information before they agree to purchase.
The pack includes:
Property information form (TA6)
Fixtures and contents form (TA10)
Official Copy of the Register (OC1)
Title Plan (OC2)
Local Search*
Water and Drainage Search*
Coal and Mining Search*
Homescreen / Environmental Search*
(Dales & Peaks has ordered the local, drainage, coal and homescreen / environmental searches; we will add these to the BIP as they become available)
ForwardMove allows the sale process to be completed significantly quicker than a ‘normal sale’. This is because the legal work, usually done in the first four to eight weeks after the sale is agreed, has already been completed. The searches, which can take up to five weeks, are ordered on the day the listing goes live and are transferable to the successful Buyer as part of their legal due diligence.
Additionally, and on behalf of the Seller, Dales & Peaks requests that the successful Buyer enters into a Reservation Agreement and pays the Reservation Agreement Fee of £595 (including VAT). This includes payment for the Buyer Information Pack and all the searches (which a buyer typically purchases separately after the sale is agreed).
Upon receipt of the signed Reservation Agreement, payment of the Reservation Agreement Fee, completion of ID and AML checks and the issuing of the Memorandum of Sale, the Seller will agree to take the Property off the market and market it as Sold Subject To Contract (SSTC).
During the Reservation Agreement period, the Seller will reject all offers and not enter into another agreement with any other buyer. The reservation period is agreed upon at the time of sale but is usually between 60 and 120 days.
The Reservation Fee is non-refundable except where the Seller withdraws from the sale. A copy of the Reservation Agreement is available on request, and Dales & Peaks advises potential buyers to seek legal advice before entering into the Reservation Agreement.
If you have any questions about the process or want to know how selling or buying with Dales & Peaks ForwardMove could benefit you, please speak to a member of the Dales & Peaks team.
