Orchard Cottage is one of a small group of houses quietly located off a private road and situated below the ruins of Red Castle, to the south of the Lunan Water, very close and with easy access to Lunan Bay itself, where the southern part of the beach is quieter than the more popular northern section. This most attractive property is believed to date from the late 18th century, and was originally built using stones from the ruined Red Castle. A well in the garden is believed to have supplied the castle. Following a fire in the 1950s the cottage was rebuilt and has been modernised and extended over the years, particularly in 2006, when a fabulous new upstairs bedroom was created, making the most of the stunning views from the first floor. Since then further insulation has been added and solar panels installed in 2013, reducing running costs and providing a useful income. The house is fully double glazed. The garden is a delight and arranged into different areas, with an abundance of colour and well placed seating, to make the most of the sun. Orchard Cottage is situated in a truly lovely position adjacent to Lunan Bay, between Arbroath and Montrose. Lunan Bay is a spectacular, two mile stretch of golden sand and rolling dunes on the Angus coast in eastern Scotland, renowned for its dramatic coastal views, and the striking ruins of the 12th century Red Castle. It is a Local Nature Conservation Site, and is favoured by surfers, dog walkers and horse riders. This part of the Angus coastline is mainly red sandstone with notable cliffs, rock features and sandy bays. As well as Lunan Bay, other popular beaches are found at Montrose and St Cyrus. There is an attractive coastal walk from Lunan Bay to Arbroath via Auchmithie. Sea fishing has long been associated with the area, especially in Arbroath, famous for its smokies, as well as at Auchmithie and Usan. The surrounding countryside is rolling fertile farmland and there are nature reserves at Montrose Basin and St Cyrus. Salmon and sea trout fishing is available locally on the North and South Esks. There are golf courses at Montrose and Arbroath, together with the championship course at Carnoustie. There is a marina at Arbroath, while inland are the Angus glens.
The nearby village of Inverkeilor is just inland, off the A92 coast road, and provides primary schooling. Gordon’s at Inverkeilor is an award-winning restaurant. Secondary schooling is available at Montrose and Arbroath, with both towns offering a full range of shopping, business and leisure facilities. Private schooling is found at Lathallan, near Johnshaven, with a bus from Inverkeilor, and at Dundee High School with a bus or train from Arbroath.
Inverkeilor is within easy driving distance of both Dundee and Aberdeen which provide all the services expected of major centres. Dundee has an excellent range of shops and professional services, together with good leisure facilities, two universities and Ninewells Hospital. It is an established centre of excellence in education and life sciences, and its renowned cultural facilities include the V&A, Scotland’s design museum. There are train stations at Montrose and Arbroath with regular services to Aberdeen and to the south, including a sleeper. Aberdeen and Edinburgh airports have a wide range of flights. Journey times to Aberdeen and its airport have been much reduced by the Western Peripheral Route.

From the A92 coast road, some 6 miles south of Montrose and 5 miles north of Arbroath, turn off into Inverkeilor. In Inverkeilor, opposite Gordon’s restaurant, turn signposted Ironshill and Lunan Bay, onto Kirkton Road. Continue for 1.4 miles, and turn left at the T junction, signposted Lunan and Ferryden. After 0.3 miles take the first turning on the right onto the private road, signposted Lunan Bay Farm, as well as Castle Cottage, Orchard Cottage, Salmon Bothy and Bents Cottage. Orchard Cottage is the first on the left.
