The proposed main house has been imagined as a two-storey lodge overlooking the loch towards Ben Lomond. Designed on screw-piled foundations to preserve the island's precious ecology, the plans incorporate expansive living spaces, three generous bedroom suites, a library, and decked terraces. An alternative floorplan accommodating five bedrooms is also available. A dedicated dock and adjacent storage round off the layout.

The boathouse is positioned within a sheltered cove, a short walk through the woodland from the main house. Designed to provide secure mooring as well as independent accommodation, it sits entirely above the water with a sheltered pontoon beneath. The layout includes a boat shelter and a warden’s residence comprising a bedroom, bathroom and open-plan kitchen and living space, together with a further multi-functional room.

All structures have been carefully conceived to minimise disturbance to the woodland floor and root systems, in keeping with the island's protected status. A mainland jetty and garage with storage are also included.

Inchconnachan is offered with two purchase options. Buyers may acquire the land with planning permission for £3 million and manage the development themselves; alternatively, the island can be acquired as a turnkey asset for £10 million, with the optional £7 million construction expected to take circa two years. Planning permission is valid for a further two years.

Inchconnachan's shoreline extends to 3,854 metres, rising to 50 metres at its highest point. Nearby mainland villages offer daily amenities, including shops, cafés, and medical facilities, while the wider Loch Lomond area is home to renowned hotels and restaurants, alongside marinas, sailing clubs, and water-based leisure facilities.
