Wasted potential
This building had so much potential to be nice, and it feels like they cut corners on everything that made the building incredibly disappointing. We lived there for approximately 18 months, and I think every single month that we lived there, something was broken:
- water supplies
- lifts were broken (usually at least 1 broken at any given time, multiple occasions where all were broken in a 34 story building...)
- no access to the parcel room
- a washing machine broken in the flat
- windows unable to close
Just to name a few of the issues we encountered whilst we were there. The front of house staff were largely helpful with most of our issues (management actually got considerably better as our tenancy progressed. It was really poor service when we first moved in, but lately I would say the front of house have been a lot more communicative on certain issues), but the building management just seemed very poor.
The flat itself was okay for a one-bedroom flat. I would say it's a little expensive for what you get in the area, but we were lucky to have some nice views from the window and the space was fine. It definitely could do with a lot more storage and just a higher quality finish to everything, as everything felt a little cheap. The flat also got incredibly warm in summer, and the building offers no form of aircon, which really, in most modern buildings, I think should be a default. When you're on higher floors, the building gets very, very hot, and there's no real way to ventilate this.
The Homebox service used for bills is incredibly hard to use and I believe it is expensive for bills. It would be much better if you just had controls over your own bills in the property. In addition, you're locked into the Wi-Fi that they provide, and the Wi-Fi service is very poor. The default option is incredibly slow and constantly cuts out, and there are multiple times where the service dropped entirely whilst we lived there. Again, we had very little that we could do to improve this.
The communal areas were overall quite nice. The rooftop views were very nice, and we had booked the dining spaces a couple of times, which were very pleasant to take people to, albeit quite expensive to book. The games room was another example of things just feeling quite disappointing and having very little thought put into them. There was a pool table where there is no room to lean around it, so it's effectively useless. There was a shuffleboard table with no sand put on it, so it's just completely scratched and you can't play. It feels like these items were just put in the room for aesthetic purposes rather than being something that anyone would use.
I overall would not recommend this property to anyone unless you're just looking for a quick and easy short-term rent. It's worth noting that they also offer incentives for people to leave good reviews on this website, so I would take many of the positive reviews here with a little bit of a pinch of salt.

The surrounding area is fine. It's well connected with a short walk through the DLR and train stations, so you have easy access to East London and Central London. You have quick access to a very large Tesco nearby and a large shopping centre, so most essentials you can get in a pretty short walk. Other than the necessities, I would say the area takes a little to be desired. There isn't too much to do in the local area, and it doesn't always feel particularly safe to walk around. There's a lot of litter in surrounding areas, and it's generally just not the best maintained.
How has the building management responded to any problems or issues you have raised:
For general issues with the building, it would often take multiple days for things to be resolved. The issues that we had within the flat were mostly responded to. We often had to message multiple times to get them to actually come and have a look.

If I'd have known how poorly managed the building was, I probably would never have moved in in the first place.

An incredible apartment in a beautiful city with excellent staff. Special mention to Aled who has managed the move in process incredibly well even though we had issues our end which made us slightly more difficult that normal.
Facilities are incredible and design is immaculate. Everything is top spec, and the kitchen appliances are all great quality. The building is always immaculate as are all communal spaces. Everyone is respectful of communal spaces and there is never an issue. All the staff are incredible with special mention to Aled who is always so incredible helpful.
Please tell us about the good and bad aspects of living in your local area:
The perfect city living. Incredible transport links, excellent facilities and access to bars restaurants and shops. Parking for residents is excellent and enough local parking for visitors to access. The sound once in the building is not an issue at all, you can not hear any outside noise once in the building. Even on busy weekends, reception is staffed 24/7 and therefore never a safety concern.
How has the building management responded to any problems or issues you have raised:
Any issues have been dealt with immediately. The on site team are excellent and will assist with anything we need help with. Aled has supported is from start to finish and continues to check in with us to ensure we are happy and there is nothing further he can support with. Even when we have had minor teething issues, Aled put them to bed straight away and sorted the issue.

Just how perfect it is. We moved from a large home and we were slightly nervous about such a big change but Aled has ensured we feel at home and we wish we had done it sooner!

Exquisite apartments
The apartment is in a very uninterrupted developmental pace, I want to believe it is so because they want to make it heaven on earth 👍
The apartment is strategically positioned, very serene environment and atmosphere all the time, surrounded by public transportation access, schools, GPs, etc.

I have lived in this beautiful apartments for some months now and I will say that it worth the money, I do not enjoy dirty environment and this apartment is super clean. I would recommend this for all working class individuals. Finally, it’s furnished which makes it easy to rent and occupy. I greatly recommend this apartment for everyone, thanks.

Promptly or timely. They will attend to ensure things are put in proper perspective

Parking fee, I think it’s on the high side. Something should be done about this to allow lots of residents patronise the parking space than park outside.

The design is super modern it give you a really good impressure of what you can expect from Florence Dock, the best area is the Co working space so big!! Looks like yoh are in the office with colleagues without live you house, now the terrace with the summer coming is amazing

We love Blackhorse mills!
The staff are very friendly and the facilities are excellent. Swimming pool and gym are fantastic and the private dining room is a great perk too. Tennis court and pool table are als really good to use with friends. Overall it’s an excellent place to live.
