Description
Description - Welcome to Rylands House—an enchanting and substantial Georgian residence with a story that unfolds over more than three centuries. Originating in 1675 as three separate properties, this early 18th-century town house has been skilfully combined and developed over the past 350 years. Historic England records its fabric as early 18th-century, with mid-to-late 18th-century alterations and probable mid-19th-century additions. Its many levels and shifting floor plans bear quiet witness to its long and varied past.
The house has served many roles: from 1821, it operated as a Post Office for several years; in 1861, Charles Cooke, the Grammar School Master, and his pupils took up residence—possibly while the school opposite was under repair—and by 1887 it had become a preparatory boarding school. Between 1861 and 1921, the building functioned as various schools; John Palmer, Headteacher of the National School, and his wife, for instance, ran it as a private school. The name "Rylands House" first appears in advertisements and documents in 1864, likely after Thomas Rylands (born 1734), described as a "Gentleman," who once owned the property.
A Grade II listed building, Rylands House occupies a central position at the head of historic Great Hales Street in Market Drayton, opposite the church, the old Grammar School, and just off the High Street. Arranged across four intriguing floors, it effortlessly blends historical elegance with modern comfort. Elevated and commanding sweeping views over the idyllic Tern Valley, this remarkable home offers over 4,000 sq ft of characterful living space, an expansive garden, off-street parking for four vehicles, and a wealth of original period features, all within the town’s Conservation Area.
Approached through an elegant front door, you step into the Reception Hall, rich with oak panelling, dual aspects, a striking feature arch, and an original fireplace. A door leads to a convenient cloakroom with shower, while a glazed door across the hall descends into the Inner Hall. From here, doors open to the Formal Dining Room, the Farmhouse Kitchen, Utility Room, Larder, and stairs down to the Wine Vault and Lower Ground Floor cellars. The Dining Room exudes warmth with oak flooring, a large sash window with original shutters, and an open fire set within an original 18th-century wooden surround.
The Farmhouse Kitchen serves as the heart of the home, where classic design meets rustic charm. Sash windows with shutters flood the space with light, and window seats invite quiet moments overlooking the garden. A traditional Aga anchors one end, flanked by wall and base units with slate worktops, tiled flooring, a twin farmhouse sink, and space for a fridge and dishwasher. French window's open directly onto the terraced garden beyond. The Utility Room offers plumbing for a washing machine and dryer, a sink, and an airing cupboard, with a glazed door leading to a lean-to conservatory that provides garden access and stairs down to the Lower Ground Floor. That floor offers versatile spaces for hobbies, storage, or practical use, with windows to the rear elevation drawing in natural light. Wine enthusiasts will delight in the Wine Vault, while the Inner Cellar adds further storage, with stairs rising back to the Inner Hall. At the front, a Fuse Box Room houses the electrical supply, and a separate Boiler Room with sink lies off the main room.
From the Inner Hall, stairs rise to the first-floor Galleried Landing, illuminated by a Velux window. Doors lead to the elegant Georgian Sitting Room, where three sash windows flood the space with light and frame uninterrupted views over the Tern Valley; opposite stands a classic white-and-grey-veined marble fireplace. The Family Bathroom features French windows and a balcony overlooking the valley, with a full-sized bath, overhead shower, vanity unit, and WC. Bedroom 1, retains its original fireplace and a sash window looking up into town and toward the church. A short corridor leads to Bedroom 2, with twin sash windows overlooking Great Hales Street and an en-suite Shower Room, off which a door passes curtained storage to return to the landing.
Stairs ascend to the Second Galleried Landing, where doors open to Principal Bedroom 3—a breathtaking split-level space with original oak and newer pine flooring, and dual-aspect sash windows offering panoramic views across the valley and up into town, ideal as a main bedroom suite. The split-level Family Bathroom features a roll-top bath, WC, wash basin, and a sash window overlooking the town. A further short stair from the Second Galleried Landing leads to Bedroom 4 and Bedroom 5, both spacious double/twin rooms with sash windows overlooking the town above Great Hales Street.
Returning to the ground floor, step outside from the Farmhouse Kitchen into a wonderfully terraced garden. The top lawn offers a sun-soaked veranda, perfect for alfresco dining, framed by mature planting and a water feature. Steps lead down past a brick outhouse to a second terrace, where a unique stone store—affectionately known as ‘The Dungeon’—adds both character and function. The lower lawn provides a peaceful, green retreat, while off-street parking to the side of the house allows for four vehicles ensuring practical ease of access.
Rich in history, sensitively presented, and offering outstanding flexibility for family life, creative pursuits, or multigenerational living, Rylands House is a rare gem in the heart of historic Market Drayton. Viewings are highly recommended to fully appreciate the scope, charm, and elegance of this exceptional property.
