Description

THE PROPERTY.
3 Stable Courtyard is an attractive attached residence which originally formed part of the stable complex and estate managers offices to the west of the Manor, hence it is listed as Grade II*. It sits around a stunning cobbled courtyard with a central water fountain and is of very handsome proportions with its stone and tile hung elevations under a steeply pitched tiled roof. The property has several striking exterior features such as the imposing arched entranceway, heavy mullions and leaded lights, quoin stones and a large balcony off the principal bedroom. 3 Stable Courtyard is beautifully situated next to the picturesque St Pancras Church and takes advantage of some exceptional views over the gardens and estate land with glimpses of the sea in the distance.

The property has been the subject of a considerable programme of refurbishment in recent years and is found in superb order with the period character and elegant proportions harmonising beautifully with a more modern approach to some of the fittings and decorations. This is most noticeable in the stunning kitchen which has a more contemporary feel and benefits from integral appliances and underfloor heating. The underfloor heating also extends through to the drawing room which has an oak floor, French doors to the terrace and an impressive open fireplace.

3 Stable Courtyard benefits from three bedroom suites to the first floor, the principal of which is a magnificent vaulted room with French doors onto the balcony, exceptional views and a luxury en-suite which features a slipper bath and large shower cubicle. It also has a landing area which is currently utilised as a study.

GARDENS & GROUNDS.
3 Stable Courtyard sits on the southerly corner of the courtyard and therefore has larger than average, sunny lawned gardens to the rear and side. They are interspersed with a variety of mature shrubs and trees and there is a good-sized paved terrace which takes in the glorious views.
The property has parking in the large communal parking area which gives access to the impressive arched carriageway through to the courtyard.

SITUATION.
3 Stable Courtyard is situated on the Rousdon Estate, a private 350 acre coastal estate situated in Lyme Bay on the World Heritage Jurassic Coast. Rousdon Estate dates from the 1870’s and belonged to Sir Henry Peek, first baronet, and was designed by architect Sir Ernest George who constructed an impressive Tudor style mansion and a fine array of estate cottages and houses. It stands within a beautiful parkland landscape which includes direct access to the private beach at Charton Bay and the Southwest Peninsular Coastal Path.

Hugh Fearnley-Whittingstall’s River Cottage Kitchen is close at hand being about 3.5 miles away and a comprehensive range of facilities can be found in the popular nearby coastal town of Lyme Regis, approximately 3 miles to the east, or in Seaton which is about 5 miles to the west. These include a range of independent shops, cafe’s, restaurants and theatre. There are also numerous sporting opportunities including sailing and bowling clubs, Lyme Regis golf course, fossil hunting on the famous Jurassic Coast and walks along the cliffs or the historic Cobb harbour.

3 Stable Courtyard is within easy reach of both Woodroffe School and the renowned Colyton Grammar School which is regarded as one of the top coeducational schools in England. The market town of Axminster is about 6 miles to the north with a main line rail service to London Waterloo. The Cathedral City of Exeter is approximately 27 miles to the west and has a main line express rail link to London Paddington and an international airport.

FUTHER INFORMATION.
The estate is managed by Allhallows Ltd which is made up of participating estate property owners. There is a half yearly maintenance charge of about £260, and a half yearly drainage charge for the communal reed bed system of about £155.

DIRECTIONS.
Rousdon is midway between the coastal towns of Seaton and Lyme Regis. Turning into the Rousdon Estate, proceed down the driveway to the Manor House turning right, and continue for about 100 yards where the driveway to The Stables will be found on your left hand side. Proceed left into the car park and from here you can walk into the courtyard.
