Very happy tenant
I really love the building and feel lucky to live there. The design is actually quite spacious for a London flat, and we have a balcony on top floor so our view and position is great. Ive had no issues with anything as of yet. When lifts are out of working they are fixed quickly. Ive had pleasant and quick responses back through email when ive needed anything. The terrace is a hidden green gem and although we havent gotten involved with the buildings events its nice to know they are there

The transport links are great! I work in Walthamstow so its super easy for me on the tube, getting to Stratford and Liverpool Street is also very easy and convenient. The retail park is really close and handy, we have some small supermarkets but I think the area would benefit massively with and M&S foodhall and some other food vendors. The street is quiet and ive never felt unsafe

We havent had any issues as of yet, but when I have requested info ive always gotten a quick polite response

Ive heard that moving out can be an issue with the walls, but deal with that at a later date. Also concerned about price raising at some point

Great first accomodation
Management is quick at resolution of issues.
The only quality flaw is the paint. The paint is not of good quality and gets scratches or chips easily. We have seen better quality paints in other high quality accommodations which don’t get affected easily. Also, the dehumidifier setting cannot be amended which is a pain point.

The paint is a big concern as we found out later that the management will charge exorbitant amounts for any wear and tear. Utility costs are also way higher.

Well-Designed Building with Great Rooftop Facilities
The building is well designed and the facilities are generally very good. One of the best features is the rooftop common area, which is a lovely space for residents to relax and socialize. Overall, the property is well maintained and pleasant to live in. However, there are some areas where management could improve. Reception is not always staffed, which can be inconvenient at times. In addition, the bin room occasionally becomes dirty and is not always cleaned promptly. Despite these issues, the overall living experience has been positive.

Local shops are average, with limited supermarket, restaurant, and bar options. Transport is convenient thanks to the Victoria Line, providing easy access across London. The area is generally fine to live in, but there have been some incidents of phone theft, so it's worth being cautious when out and about.
How has the building management responded to any problems or issues you have raised:
Building management's response has been mixed. Sometimes issues are dealt with quickly and contractors are sent out promptly to fix problems. However, on other occasions it can take a while to receive a response, and there have been times when management promised to send someone to fix an issue but did not follow up.
Please share one thing (or more) which you wish you had known before you moved in:
Overall, the property is pretty much what you see during a viewing, with no major surprises after moving in. The one thing I wish I had known beforehand is that the communal areas are not cleaned as frequently as I had expected. It's not a major issue, but there are times when shared spaces, particularly the bin room, could be maintained more regularly. There are also quite a lot of pigeons around the building, so balconies need to be cleaned fairly often to remove droppings.

Lovely building with great facilities but overpriced for what and where it is
I think the building management staff is nice and helpful, although I dont alwats know where to find them. In terms of the design I find it really strange that I have to go down myself to pick up a guest and they are not able to take a lift by themselves/ask the reception to let them up. Facilities are nice, my favourite are gym and the yoga room, very useful, always clean with great machines (gym). I also appreciate the classes and the surveys that are run regularly to establish best time for the classes. We live in the unfurnished apartment so I cannot comment on the interior design. The building including the common areas look very nice. My only critique is that the roof top seating areas are not clean and covered in spider webs, and that vinyl/ping-pong room is unusable - either it is hard to get hold of staff to get the keys or the room cannot be used due to hours.

The selection of restaurants and shops is not what I expected. I think it is great to have Lidl, Pets at Home and B&Q around the corner, but in terms of wholefood stores, late evening places it is not yet what we have been told when we moved in 2 years ago. The area is visibly developing by the Sessile was not able to secure any vendors to move into the retail space downstairs. In terms of transport links, tottenham hale is very well connected with underground and overground transport. The area is quiet and nice, sometimes messy. I feel safe going back home on my own, although I did hear from the neighbours about some antisocial behaviour and phones being snatched.
How has the building management responded to any problems or issues you have raised:
the repairs are done quickly and efficiently, the only problem we had was with wifi which was not working as advertised and the staff was not helpful with resolving this issue - we opted to pay seperately for our own broadband
Please share one thing (or more) which you wish you had known before you moved in:
I wish we knew that the flat (facing the courtyard) is pretty dark during the day (morning until the afternoon). I also wish we discovered earlier that there is a very good community created in the sessile privately by the neighbours and also that tennis courts near the building are free during the week, which is a great perk to have!

Lovely building, Lovely area, Lovely all round.
The development is well thought out and nicely designed. It's got very friendly staff too. I like that the gym is open at all times of the day and night. The roof terrace is also so lovely - a great place for a lovely drink. I appricate the no smoking zone thoughout the building.

Enjoy being so close to the tube. Great to be near nature to in the form of the very lovely big park.
