Description

A handsome traditional farmhouse with glorious southerly views

Description

St Fink Farmhouse is a particularly attractive traditional red sandstone property with a Georgian-style façade, characterised by its elegant astragal windows. The interior combines period features including high ceilings, large windows and a central staircase, with thoughtful modern updates.

The principal rooms are bright, spacious and well proportioned. At the front of the house, the sitting room (with wood-burning stove) and dining room both make the most of the outstanding views. The dining room is open to the kitchen providing an excellent space for both family living and entertaining.

At the back of the house there is a study and a recently refurbished TV/cinema room in addition to useful utility space including a larder, utility room and WC. The front porch, enjoying exceptional views, is large enough for seating and is currently used as a gym.

On the first floor are four bedrooms, including a principal bedroom with en suite bathroom. The remaining three bedrooms share a bathroom. A secondary staircase leads to a fifth bedroom and bathroom, located privately at the rear of the house.

Outside
The property is accessed via a shared private farm road leading to both St Fink Farmhouse and the neighbouring bothy, farmyard and gym. The farmhouse sits at the end of its own spur of the track and has a parking area behind the house.

The south-facing garden is mainly to the front and east of the property. To the rear, a strip of woodland and a section of field provide additional amenity space, along with a useful storage shed.

Location

St Fink Farmhouse is located at the end of a farm lane and is surrounded by some of Perthshire’s most productive fruit-growing farmland. From its elevated position, it has a terrific view over the Vale of Strathmore to the Sidlaw hills. Although in a very rural situation, the house is only three miles from both Blairgowrie and Alyth which have supermarkets, health centres and primary schooling. Blairgowrie is the larger of the two towns and has a wider selection of amenities including a secondary school.

Perth and Dundee (both 20 miles away) have high street shops, museums, theatres, hospitals, a choice of schools and leisure and cultural centres. Private schools including Craigclowan, Glenalmond, Strathallan and the High School of Dundee are all within 30 miles. There are railway stations at Perth and Dundee. Dundee Airport (20 miles) has direct services to London, and Edinburgh Airport (60 miles) has a wide range of domestic and international flights.

There are three golf courses at Blairgowrie (including a championship course) and a further three courses at Alyth. The Perthshire Hills and the Angus Glens are easily accessible. There is skiing at Glenshee (about 18 miles) and salmon fishing on the rivers Tay, Isla and Ericht.

All distances and travel times are approximate.
