PROPERTY INSIGHT
A substantial four/five-bedroom detached family home in the popular village of Melbourn, offering over 2,300 sq ft of flexible accommodation. Offered freehold and benefiting from owned solar panels with loft battery storage, the property comprises a lounge, a dining room, a kitchen/breakfast room, a study (or fifth bedroom), a utility room, a downstairs cloakroom, two conservatories, four bedrooms with two en-suites and a family bathroom, a detached double garage with electric door, and driveway parking for numerous vehicles.

On approach, this attractive home enjoys excellent kerb appeal, with a part-brick, part-weatherboard frontage and leaded windows that give it real character. A large block-paved driveway provides parking for several cars and leads to the detached double garage, which benefits from an electric door, while a small lawned garden and brick wall complete the frontage, with gated side access through to the rear. Once inside, the entrance hall is bright and welcoming, with tiled flooring, stairs to the first floor, and doors through to the ground-floor living accommodation — the perfect spot to kick off your boots after a countryside walk.

The lounge is an excellent size and full of light, enjoying a dual aspect with two leaded windows to the side, a working feature fireplace, wall lighting, and French doors opening directly into one of the two conservatories. There is ample room for a variety of lounge and storage furniture, making it a comfortable and sociable space for the whole family.

At the heart of the home, the kitchen/breakfast room is fitted with a range of cream wall and base units, complementary worktops, a central island, tiled flooring, and a range of appliances, with a door through to the second conservatory and its garden views. The adjoining dining room offers a generous space for entertaining, while the separate utility room provides further storage and room for laundry appliances. The ground-floor study is a versatile room that would work equally well as a home office, music room, or fifth bedroom, and a downstairs cloakroom completes the floor.

Upstairs, the galleried landing leads to four well-proportioned bedrooms. The principal bedroom is particularly generous, benefiting from extensive fitted wardrobes and a stylish en-suite shower room. A second bedroom also enjoys its own en-suite, and the two remaining bedrooms are served by a family bathroom comprising a bath, a separate shower enclosure, a WC and a hand wash basin.

Outside, to the rear, the garden is a substantial size and offers a lovely sunny spot to relax and entertain. It is laid mainly to lawn, with a paved patio providing space for garden furniture and al fresco dining, and is framed by mature, well-stocked borders. There is a greenhouse, a shed, and plenty of scope for new owners to put their own stamp on things, with the two conservatories framing the patio and giving the rear of the home a real sense of light and space.

Location – Melbourn

Melbourn is a large English parish village, nestled in the far southwest of Cambridgeshire, just 3 miles from the town of Royston and 11 miles from the city of Cambridge. The village has enjoyed a long history of occupation, stemming from the presence of springs and the River Mel, rising at Melbourn Bury. The river is particularly attractive because it is often clear and shallow, displaying chalk and gravel through its glittering water. There are many countryside walks to enjoy, including several ancient trackways that cross through the parish.

Melbourn is a bustling village, full of life, and offers residents all the amenities they could possibly need, including two village shops, a pharmacy, a doctor's and dentist surgery, two traditional villages pubs, the highly regarded Sheene Mill restaurant and hotel, as well as a spa just opposite. There are a number of parks and endless groups and clubs for all age groups. In terms of schooling, you have a number of pre-school options, a primary and secondary school within the village. There are two churches, including the All Saints' Church, which dates back to the 13th Century and offers regular services and activities for residents.

The village's proximity to Royston means that residents have access to the town's many other amenities, such as the mainline train station offering regular fast services to both Cambridge and London Kings Cross. There is also a leisure centre, sports clubs, dentist's surgeries, and highly-regarded schools for all ages. Also, from Melbourn, you can pick up the train line from the neighbouring village of Meldreth, and this is even within walking distance. The A1M and M11 are within a 20-minute drive via the A10/A505, and London Stansted and Luton Airports are both 30-minutes away.

If you are looking for the benefits of a town while in a countryside location, we recommend visiting Melbourn to find your forever home.
