Description

Nestled beside a tranquil woodland area, 11 Beechway is a spacious 4-bedroom detached bungalow in move-in condition, with private gardens and a garage.  Situated in a quiet cul-de-sac in the popular Sanquhar area of Forres, this superb property is within walking distance of most amenities including the leisure centre, schools, shops and cafes. Fabulous woodland walks and cycle tracks are just minutes away.   Ideally suited as a family home or a great option for those seeking single level living, 11 Beechway is not to be missed.

Accommodation

Accommodation is all on ground floor level and comprises 4 bedrooms (one ensuite), living/dining room, kitchen, utility room and shower room. Externally the single garage and private gardens to the front and rear complete the picture.

Stepping into 11 Beechway through the partially glazed front door and side screen, the bright vestibule offers a practical and convenient space for shedding shoes, boots, and outdoor wear. A glazed door leads into the welcoming L-shaped hallway, which provides access to all accommodation and contains a handy built-in storage cupboard.

The open-plan living room/diner is a generous and wonderfully bright reception space with daylight flooding in through the large picture window overlooking the lovely front garden.  The living room has a fireplace with coal-effect electric fire adding cosy ambience. The dining room has ample space for a table seating 4-6 and a rear-facing patio door.  A door from the dining room leads into the kitchen, for convenience of entertaining.  The kitchen has a good range of upper and lower cabinets as well as plenty of counters and a breakfast bar with drawers. There is an integrated double oven and gas hob with extractor above. A window looks out onto the rear garden, and a glass door provides access to the utility room where the gas boiler is located.  The utility room has plumbing and space for a washing machine and further appliances as well as a sink and storage space.

The very spacious principal bedroom is located at the end of the hallway and has a window facing the front garden.  The lovely, bespoke, fitted furniture has been thoughtfully designed and boasts wardrobes, drawers, overhead cupboards and nightstands.  A door leads into the ensuite, which contains a 3-piece white suite comprising WC with hidden cistern, inset washbasin and a bath with central taps.  The separate shower enclosure is lined with wet wall material, and the wet wall fully extends around the ensuite. Non-slip flooring has been laid.  Of the other three bedrooms, two are doubles, one is a single bedroom, and two have in-built storage.  The bedroom currently used as an office has a front-facing window, as does the bedroom adjacent, and the other has a window looking to the rear garden.

The modern, fully tiled, family shower room is well-appointed and contains a 2-piece white suite comprising WC with hidden cistern, and inset sink with cabinets beneath.  Separate shower enclosure.

Outside and Gardens

To the front of the house is a block paved driveway leading to the integral single garage.  The well-maintained front garden is primarily laid to lawn with a small tree and attractive shrubs as a centrepiece, and the garden is bound by a low wall and wooden gate.  To the rear or the house, a raised wooden deck with railings extends from the back door to a small terrace area in front of the patio door, offering a pleasant, elevated spot for a bistro table.  The rear garden is primarily laid to lawn with a good-sized block paved patio area - ideal for a BBQ or garden furniture.  The fully enclosed garden is bounded by walls and timber fencing and would be a lovely haven for children and pets at play.  Several small trees and flower beds add interest, and the greenhouse offers potting potential.
