Description

The search is over! Forever-home five (double) bedroom, two bathroom C19th Brockley Conservation Area terrace of over 200 square metres, delightfully delivered over three full floors (and there is a handy cellar). A pretty and pro-landscaped garden seals the deal.

What a house. You are also looking at quite the address! Positioned directly facing the beautiful, well-managed open parkland of Hilly Fields; views from your front windows are fabulous and will bring joy throughout the seasons.

Hilly Fields – which opened to the public in 1896 thanks to Octavia Hill – is a popular open green expanse with sports courts, bowls club, cricket club, playground, cafe, annual summer fair, and even a stone circle. Its summit stands 175 feet above sea level, providing panoramic views.

From your high-ceilinged hall, turn right into your front formal reception. An original fireplace with marble surround is a fetching centrepiece. Picture rail, coving and high skirtings further impress, as do sash windows.

Through the hall, past the stairs and on your right is your utility room (a must-have in a house of this size) with downstairs/guest w.c. as well.

At the end of the hall you have your double-aspect kitchen/dining room. The whole space extends over 27 feet (by over 11 feet), with folding double-glazed doors at the foot. Your timeless kitchen is really entertaining-friendly, with a breakfast bar/bar area which takes you from day to day with your crew through to entertaining more than a few. Another lovely fireplace back here, too.

Up stairs and from the half-landing, find the first of your big bedrooms. This one is 14 feet by 11 feet, with fireplace and central sash window onto verdant garden and churchy vistas.

Next door is a generous windowed modern family bathroom with large profile wall tiles, concealed plumbing, under-basin storage, and an independent shower (with separate spray attachment).

From the landing proper you have another double bedroom to your left, of 11 feet each way. Then your principal bedroom rests across the front of the house (all 17 feet of it). Your sweeping views take in Canary Wharf and plentiful protected parkland with a pleasing changing treescape.

Your second floor hosts another double bedroom to the back of the house (14 feet by 12 feet) with a shower room next door and separate w.c. adjacent.

Then at the top of the house is a large doored storage space (for suitcases and stuff) and your fifth and final bedroom (another corker!) with brilliant custom-made closets.

Getting around? Walk ten minutes to Brockley Station for regular rail and Windrush line services. It is just two stops to London Bridge. Alternatively, St Johns Station is 15 minutes by foot and Ladywell Station is 14.

For high street needs, Brockley and Ladywell town centres are within very easy walking distance

Local recommended spots include Ellary’s, Mauby, Break The Fast, Joyce and Brickfields (Brockley), and Mamma Dough, The Ladywell Tavern, The Larder, Wilson’s and Oscar’s coffee shop (Ladywell). Crofton Park and Honor Oak are also close for more options. The Rivoli Ballroom puts on great music, dance, theme and cinema nights.

Beyond beautiful Hilly Fields, other local green spaces include Ladywell Fields (where you’ll find the Ravensbourne River among other treats), Telegraph Hill Park, and Brockley and Ladywell Cemetery. Greenwich Park/Blackheath are also a short drive away.
