Description

A charming detached four-bedroom property occupying a delightful rural setting within the peaceful hamlet of Spanby near to the village of Threekingham. Set within approximately 0.6 acres (STS) and surrounded by beautifully established gardens, Elm Farm enjoys far-reaching views across the Lincolnshire countryside and offers an exceptional combination of character, space and lifestyle appeal.

The house is approached via a generous gravelled driveway with ample courtyard parking. The grounds are a particular feature, extending around the property and comprising expansive lawns, a small orchard, colourful borders and a variety of seating areas from which to enjoy the tranquil surroundings.

Extending to almost 2,900 sq ft, including useful ancillary buildings, the accommodation is both generous and versatile. A welcoming reception hall provides access to a series of well-proportioned living spaces, including a substantial 18ft sitting room, formal dining room, comfortable lounge/breakfast room with wood-burning stove and a delightful garden room enjoying direct access to the terrace and gardens beyond.

The kitchen forms the heart of the home and is complemented by a separate utility room, while large windows throughout ensure an abundance of natural light and attractive views over the surrounding grounds and open fields beyond.
The first floor offers four well-proportioned bedrooms, including a generous principal bedroom with en-suite facilities, together with a family bathroom serving the remaining accommodation.

A Victorian style greenhouse, productive growing areas and established planting contribute to the property's enduring charm. An attached garage with storage area, and a detached traditional outbuilding, provide practical space and versatility.

Despite its idyllic rural setting, Elm Farm is exceptionally well connected. The thriving market town of Sleaford lies approximately six miles away and offers a comprehensive range of shopping, leisure and educational facilities. Seller’s Insight

"Elm Farm has been our home for the past 24 years and we were immediately drawn to the setting and the amount of space both inside and out, and it has been a wonderful place to live.

Over the years, we have adapted the house to suit our needs. We opened up the kitchen and breakfast room to create a more sociable space and added a wood-burning stove, which has become one of the most-used rooms in the house. We also added the garden room to make the most of the views across the garden and the open fields beyond. Whilst we have always enjoyed having a formal dining room, the layout is very flexible and has worked well for family life as well as entertaining.

The house offers a surprising amount of space. The hallway has served as a home office, while the landing by the window has provided a bright area for hobbies and crafts. It is a house that can easily adapt to different needs.

One feature we particularly enjoy is the Victorian-style greenhouse, which is accessed directly from the kitchen. It is a lovely place to sit during the cooler months and provides a practical link between the house and the garden. The outbuildings have also been incredibly useful over the years, providing excellent storage and workspace for gardening equipment, machinery and tools. They offer a great deal of versatility and could easily suit a range of hobbies, interests or alternative uses depending on a new owner's requirements.

The grounds have been a big part of our enjoyment of the property. We have grown our own vegetables for many years, and the orchard provides apples, pears and plums each season. There is always something happening in the garden throughout the year.

Whilst we enjoy the peace and quiet that comes with rural living, the property is also very convenient. Billingborough is only a short drive away for everyday essentials, including the Co-op, GP surgery and other local services, whilst Sleaford is just six miles away. One of the things that stands out about the area is how long people choose to stay. Very few properties come to the market and many neighbours have lived here for years. It is a friendly community and a place where people put down roots.”
