Mill Cottage is situated in an area of natural beauty, just over three miles from the village of Leswalt.

Leswalt has a number of local amenities including a primary school, shop, Leswalt Parish Church and community run Aldouran Wetland Garden, a hidden gem, where you will find an abundance of wildlife and quiet walks just on the edge of the village.

Stranraer, the nearest town benefits from a secondary school, Stranraer Academy, a number of primary schools, hospital (Galloway Community Hospital), supermarkets, shops, offices, hotels, restaurants, and the Ryan Leisure Centre & Theatre. Both curling and horse riding are very popular in the area, nearby Stranraer & District Riding Club offers training and holds regular events, and curling is available at the North West Castle Hotel. There are also numerous golf courses nearby including Stranraer Golf Club at Creachmore, and Dunskey at Portpatrick.

Communications in the area are good; there is a regular bus service and trains to Ayr and Glasgow are available from the station in Stranraer. The Port of Cairnryan is just over 6 miles from Stranraer and two ferry operators run passenger and freight services to both Larne and Belfast in Northern Ireland.

Domestic and international flights are available at Prestwick Airport, 64 miles north, and Glasgow and Edinburgh Airports, 96 and 131 miles respectively. Motorway links and trains are available at Lockerbie, 91 miles east, and Kilmarnock, 73 miles north.

Description
A single track road takes you to Mill Cottage, a unique property nestled within a quiet and secluded location in rural Wigtownshire, on the Rhins of Galloway peninsula. The former cornmill was previously owned by Lochnaw Estate, until it was sold with 25 acres, creating the current smallholding. The quaint cottage and former mill buildings are constructed from traditional Galloway stone and do now require full refurbishment. The current custodian has meticulously cared for and maintained the cottage, preserving the original character and ensured the building remains wind and watertight. The double aspect living room has an open fireplace and exposed beams and concrete floor and open plan to the kitchen, which has power but no running water. The sitting room has a wood burning stove, set in an open fireplace, recessed shelves and wooden flooring. Stairs lead to the first floor, an open space with no internal walls, an open fireplace at either end, a dormer window. There is potential to have two bedrooms and a bathroom on this floor. The pitched roof is concrete tile and there is small area of lawn to the front with a well.

Mill Cottage could be developed into a family home with potential for small scale agricultural, equestrian or tourism enterprises. The site is believed to have operated historically as a water-powered corn mill, although the burn no longer runs adjacent to the mill building. Following his retirement around 1875, the miller is believed to have taken up residence in Mill Cottage. Land
The land at Mill Cottage is divided into a number of paddocks, enclosed by a combination of traditional dry-stone walls and post-and-wire fencing. The grazing land is currently let on an informal basis to a neighbouring farmer and has been utilised for livestock grazing. Responsibility for maintaining stockproof boundary fencing is shared with neighbouring landowners where appropriate.

A particular feature of the property is its established woodland and mature tree cover, which contribute greatly to the character, privacy and biodiversity of the holding. Mill Croft Wood contains a rich variety of mature species including oak, sycamore, elder, horse chestnut, sweet chestnut and Scots pine. Of special interest is a whitebeam tree growing adjacent to a dry-stone wall within one of the fields, a species seldom encountered in the wild locally.

More recent planting of 200 trees has enhanced the woodland resource, with a thoughtfully selected mix of native species including silver birch, elder, rowan, beech, oak and hawthorn. These young trees remain protected by guards and will, in time, further enrich the landscape and ecological value of the property. In addition a small orchard with a variety of fruit trees has been fenced off beside the stables.
The combination of pasture, woodland and watercourse creates an exceptional habitat for wildlife. Galdenoch Burn meanders through the property and supports a diverse range of flora and fauna. Birdlife is particularly abundant, with sightings including woodpeckers, herons, dippers and kingfishers. The surrounding land is frequented by red, roe and fallow deer, while foxes and badgers are regularly observed. Otters have also been recorded along the burn, which supports a variety of freshwater species including frogs, toads and newts.
The result is a remarkably unspoilt and ecologically rich environment, offering a rare opportunity to enjoy a diverse rural landscape in one of south-west Scotland’s most peaceful and picturesque settings.

In the village of Leswalt turn left on to the B7043 and continue for approximately 2.4 miles, the entrance to the single-track road is on your left. The road is 0.2 miles long with a gate further down the track.
