Description

Flippins is a beautifully presented modern cottage style house that has been the subject of extension and refurbishment to a high standard in recent years. The charming elevations are mainly of brick, render and weatherboarding under a thatched and slate roof. Particular features include a stunning oak framed orangery which opens into the re-fitted Neptune kitchen, a choice of two main bedrooms each with an en suite, oil fired central heating, double glazing, and professionally landscaped gardens which adjoin open fields.

The house offers bright and spacious accommodation with excellent room sizes and must be viewed internally to be fully appreciated.

A thatched porch and front door open into the entrance hall with wooden floor and guest cloakroom. The sitting room has a feature brick fireplace with wood burner and French doors to the garden. There is an additional reception or music room and a useful study fitted with oak shelving and cupboards. The superb L shaped open plan kitchen/breakfast room has French doors to the terrace and is fitted with an excellent range of units by Neptune with a central island and breakfast bar, an electric Aga with induction hob, and an extensive range of units with contrasting wooden worktops, including a large island with integrated appliances including a dishwasher, fridge freezer and wine fridge. Double doors open into an oak framed orangery with natural stone flooring and roof lantern, French doors on two sides give access to the garden and terrace. Additionally, a full set of bi-fold doors open up the entire side of the orangery allowing access into the walled and rear gardens. There is a good size utility/boot room with sink and a range of units with granite worktops and a stable door to a rear porch and sitting area, perfect for morning coffee.

From the hall a staircase with wood balustrading leads up to the first floor semi galleried landing. The excellent main suite includes a range of built in wardrobes and has a stylish en suite shower room with glazed shower, basin and WC. The second bedroom also has a built in wardrobe, French doors to a Juliet balcony and an en suite shower room. There are two further double bedrooms and a family bathroom with freestanding bath, basin and WC.

Outside
The house is approached via a shingle driveway which leads along the side of the house to an oak framed Double Garage, with covered log store. The gardens have been beautifully landscaped featuring shaped lawns, and a wide variety of specimen shrubs and trees. Beyond the main planting is a further lawned area that wraps around the side and rear, with a summerhouse, several fruit trees, and a sitting area for sundown drinks overlooking the adjoining fields. The rear garden enjoys a sunny south and west aspect and offers complete seclusion. There is a paved terrace with seating area shaded by mature wisteria and vines at the rear of the house perfect for outdoor entertaining, together with several other seating areas from which to enjoy the garden at different times of the day. At the top of the garden is a gate leading to several beautiful countryside walks, ideal for dog walkers.
