Deposit Replacement Option - No Deposit
Alternatively, tenants can choose our deposit replacement option and avoid paying a traditional deposit. Instead, you will pay a one-off check-in fee equivalent to 28% of the monthly rent + VAT - significantly less than a five-week deposit.
Please note, this fee is non-refundable, is not a deposit, and cannot be used towards the cost of any damage, outstanding rent, or other charges that may arise during the tenancy. Any costs incurred during the tenancy remain the tenant's responsibility.

I love cornbrook, it’s walking distance from the city centre but also well connected with the tram stop over the road, makes a perfect location to live in.
How has the building management responded to any problems or issues you have raised:
Well I’ve not had many problems but when I have. A problem it’s dealt with in normally less then 24 hours wich is amazing.
Please share one thing (or more) which you wish you had known before you moved in:
Traffic on Mancunian way, joking the only downside to living in the city centre. But with all the positives far outweighs the traffic every now and again.

Living in this area is generally very convenient and pleasant. There is a good range of local shops, supermarkets, and restaurants nearby, making daily life easy without needing to travel far. There are also several parks and open spaces within walking distance, which are great for relaxing, exercising, or spending time outdoors. Transport links are very good, with regular bus services and easy access to nearby train stations, making it simple to travel into the city centre and surrounding areas. Most amenities are accessible either on foot or by public transport. The street itself is relatively quiet and friendly. Parking is usually available, although it can sometimes be a bit busy during evenings. Bin collections are regular and the area is generally kept clean. Traffic noise is minimal most of the time, and there are rarely any issues with anti-social behaviour. Overall, it’s a comfortable and convenient place to live.
How has the building management responded to any problems or issues you have raised:
The entire property team always replies to my emails promptly and sends someone to assist me as soon as possible. Whenever I need help, they do their best to support me.
Please share one thing (or more) which you wish you had known before you moved in:
If I had to share something I wish I’d known before moving in, it’s just how supportive and responsive this entire team really is. Nothing could have fully prepared me for how quickly they reply to emails, how promptly they send help when needed, and how genuinely kind and responsible everyone is. The building is clean, quiet, and well-maintained. The facilities are great, the environment is comfortable, and the view is lovely. What really makes this place special, though, is that it truly feels like a home away from home. To anyone moving in new: you’re in excellent hands here. This is one of the best living experiences I’ve had, and I’m so grateful for my time here.

5Please tell us about the good and bad aspects of living in your local area:
Botanica is a fantastic place to live - it’s so close to the tram stop, which is one stop away from loads of cafes/restaurants etc or you can walk 5 minutes up the canal to a lovely little boat cafe. The convenience of this apartment is 10/10, you’re in a quiet area with no disturbances but still close enough to everything that you don’t feel excluded.
How has the building management responded to any problems or issues you have raised:
The building management team are very kind and friendly! They came to fix something with the shower once and could see I had a soft water filter that i’d tried to install myself and they very kindly helped me do it properly despite it not being their job to do this.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I knew how gorgeous the canal walk is across the road. This walk makes my working from home says fantastic. I also wish i knew how quiet the actual apartments are in terms of there is no partying or late night noise complaints! We used to live in greengate and every Thursday- Sunday was constant loud music from 11pm till early hours of the morning. We haven’t experienced anything like this at Botanica which has been amazing.

It's great to be so close to the tram (Cornbrook) and within walking distance of Deansgate and the city centre. I just wish there was a decent coffee shop/bakery nearby - gap in the market for someone to exploit!

Management was always responsive, helpful, and proactive in addressing any concerns, ensuring issues were resolved quickly and effectively.
Please share one thing (or more) which you wish you had known before you moved in:
wish I had known how professional and supportive the building management team would be, as it made living here much easier and more enjoyable than expected. My advice to new neighbours is to communicate openly with the management—they are very responsive and helpful.
