Deposit Replacement Option - No Deposit
Alternatively, tenants can choose our deposit replacement option and avoid paying a traditional deposit. Instead, you will pay a one-off check-in fee equivalent to 28% of the monthly rent + VAT - significantly less than a One Month deposit.
Please note, this fee is non-refundable, is not a deposit, and cannot be used towards the cost of any damage, outstanding rent, or other charges that may arise during the tenancy. Any costs incurred during the tenancy remain the tenant's responsibility.

5Please tell us about the good and bad aspects of living in your local area:
The location is perfect, very close to Manchester city centre and all the amenities, whilst being easy enough to get in/out of the city when travelling. It’s also in a quiet location which is generally well kept.
How has the building management responded to any problems or issues you have raised:
I was without hot water for a while. Management gave me a key for an empty flat for the intervening period between not having water and getting it fixed. Generally communication was good and the issue was fixed in an adequate timeframe.
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known how busy the gym gets and how if you are serious about going to the gym, it’s probably not sufficient.

Chapel Wharf is a very convenient and well-connected area, with plenty of shops, cafes and restaurants within walking distance. It’s close to the city centre while still feeling relatively quiet and safe. Transport links are excellent, with easy access to public transport and main roads. The area is generally clean and well-maintained, with no major issues around noise or anti-social behaviour. Parking can be limited at times, but overall it’s a great place to live.
How has the building management responded to any problems or issues you have raised:
The building management team has always been very responsive and efficient. Any issues we raised were acknowledged quickly and followed up properly. Even for urgent situations, such as when our boiler broke down on Christmas Eve, they arranged for a repair the same day. Overall, communication has been clear and reliable, and we felt well supported throughout our tenancy.
Please share one thing (or more) which you wish you had known before you moved in:
Overall, there were no major surprises, as the experience has been very positive. If anything, it’s worth noting that parking can sometimes be limited depending on the time of day. Aside from that, the area is convenient and well-connected, and the management team is very responsive, which makes day-to-day living much easier.

The residence is located in a very convenient location, walking distance from the Manchester city centre. There are two supermarkets which are open 24 hours a day in a few minutes away. The Salford Central railway station is just 5 minutes from the accommodation.
How has the building management responded to any problems or issues you have raised:
The management responded to the issues we raised promptly and made sure the issues were rectified at the earliest.
Please share one thing (or more) which you wish you had known before you moved in:
The management uses the service of a third party to arrange the utility supplier accounts ready when new tenants move in. If a previous tenant has changed to another electricity supplier during their tenancy without informing the management it may go unnoticed and there may be multiple suppliers claiming to supply the apartment. It’s always a good idea to confirm with the national grid when you move in who is the actual supplier and close any additional accounts.

Great area to live in your 5 minutes away from the city centre (if that) also very quiet at night too which is a massive bonus.
How has the building management responded to any problems or issues you have raised:
Yes, within 12 hours usually, it's fantastic how seriously they take issues and are keen to resolve ASAP.
Please share one thing (or more) which you wish you had known before you moved in:
I didn't realise how many amazing pubs/restaurants there were within a 10 minute walk down towards Salford Crescent, theres a great Tapas place which is worth a visit!

I’ve been living here for 2 years now, the local area is super accessible to the city centre and everything that comes with it. Parking is great, you can be in town in 5 minutes and there’s plenty of shops/ bars and restaurants on your doorstep!

Perfectly on time and sorted everything I’ve needed them to!

There’s nothing I wish I would have known before, the team are great at keeping you up to date with what’s happening in the local area and give plenty of notice to any works happening
