Description

An outstanding character country house, with useful outbuildings and about 4.62 acres, set in an idyllic location with stunning panoramic views close to the picturesque village of Mayfield.

Description

A substantial and highly impressive 1960s bespoke, period-style dwelling, with materials thought to come from an older, demolished manor house. Notable features include the striking oak staircase and distinctive Flemish bond brickwork to the front elevation. The property has also been significantly extended in recent years.

The house is approached by a long driveway leading to a sweeping parking and turning area centred around a circular lawn. The house is surrounded by lawns and beautiful mature gardens. The principal garden lies to the rear, where each of the main living areas opens onto delightful south-westerly terraces, offering spectacular views over the surrounding countryside. One such terrace features a large Jacuzzi, perfectly positioned to enjoy the views.

The property is well presented throughout, with modern fixtures and fittings, and boasts generous reception spaces. The front door opens into an inviting hallway that showcases the impressive wide oak staircase and continues into the splendid drawing room. The drawing room features a brick fireplace with a wood-burning stove and provides the first glimpse of the magnificent views beyond.

The exceptional kitchen/breakfast/family room is both spacious and striking, with a high-pitched ceiling and bi-folding doors on two sides that open onto decking and terraces with fine views. It is fitted with limestone flooring, painted units with granite worktops, and a bespoke central island with breakfast bar. Appliances include a Stoves range cooker with two ovens and an induction hob, a Bosch dishwasher, and space for a fridge freezer.

The very impressive principal bedroom suite also features a pitched ceiling and full-height glazing, with double doors opening onto a glazed balcony. It additionally benefits from a walk-in dressing room and a well-appointed bathroom with a separate recessed shower.

On the ground floor, the games room with bar has its own external access from the front, rear, and main house, along with bi-fold doors opening onto the rear decking, offering stunning views and access to the hot tub. This space, together with its own shower room and the adjacent family room, offers potential for use as a self-contained annexe or home studio if desired, subject to any necessary planning consents.

Steps on the east side of the drive lead up to an ‘L’-shaped stable block and yard, part of which has been converted into additional garaging for up to eight cars. The original five stables have been reduced to two, with direct access to a large paddock of approximately 2.7 acres. Opposite the stables is a home office building, equipped with a wood-burning stove, air conditioning, and fine views. It is also fitted with Starlink Wi-Fi, making it ideal for remote working. This area benefits from separate driveway access and is well suited for home business or equestrian use, again subject to any necessary planning consents.

To the rear of the house is a combination of well-designed decking and stone terracing, complete with external lighting and accessed from the principal rooms, all enjoying stunning views towards the South Downs. Beyond this lies a ‘park-like’ lawned garden.

There is also a detached garage/workshop block to the front of the house which was converted in the past from an original Elizabethan cottage (unlisted) of timber construction with quaint leaded windows. This building offers further potential, although would require further work.

Solar panels, located behind the stables, are connected to two batteries housed within the stable block, providing approximately 13 kW of energy storage.
