This exceptional home has been thoughtfully renovated by the current owners to create a contemporary and welcoming family residence.

The heart of the home is a superb open-plan kitchen, dining and living space. The kitchen is beautifully appointed with an excellent range of fitted units, integrated appliances and a striking Bertazzoni range cooker, while the adjoining dining and sitting areas provide an ideal space for everyday living and entertaining. Patio doors open directly onto the rear terrace, filling the room with natural light, whilst an inset wood-burning stove creates a warm focal point during the winter months.

A separate utility room provides additional storage and appliance space, together with access to both the front and rear of the property.

The former garage has been expertly converted into an impressive and versatile reception room, equally suited as a games room, family room, home office or children's playroom.

On the first floor, the principal bedroom enjoys built-in wardrobes and a stylish en-suite shower room. There are three further generous double bedrooms, all served by a stylish and contemporary family bathroom.

Outside
The property is approached via a substantial private driveway providing extensive parking together with an electric vehicle charging point. Lawned gardens lie to the front, whilst to the rear a generous paved terrace enjoys delightful views across the adjoining paddocks, creating a wonderful setting for outdoor dining and entertaining. The rear gardens enjoy excellent privacy and are mainly laid to lawn with mature surrounding hedgerows and shrubbery.

The equestrian facilities are a particular highlight, they include a superb 20m x 60m all-weather arena, two stables, a large barn, hay barn, tack room, feed room, hot wash bay, field shelter and a dedicated horsebox parking area complete with electric hook-up. Power and lighting are connected throughout the yard, and a right of access via Mardis Lane allows convenient access for larger vehicles and horseboxes.

Altogether, this is an exceptionally well-equipped country home offering an enviable balance of high-quality family accommodation and comprehensive equestrian facilities in one of Somerset's most desirable village settings.

About the area
West Lydford is a small Somerset village in beautiful countryside between the towns of Wells, Somerton, Glastonbury and Castle Cary. The major towns of the area being Bristol, Bath, Taunton and Yeovil are all within commuting distance and Castle Cary station (15 mins) has a main rail line to London. There are good state and independent schools close by including a number of primary schools, Millfield, Strode College, Wells Cathedral, Downside, Hazelgrove and the Bruton and Sherborne schools.

The villages of East and West Lydford are centred on the old Parish Churches and bridges over the River Brue and have a very active community with a good number of societies and organisations. Within a few minutes walk is a small local supermarket which also provides newspapers, off licence etc. and an excellent local pub. Extensive cultural, social and sporting activities with most needs catered for.

The village is situated away from the main road in beautiful countryside which is very accessible with many footpaths and bridleways which run through meadows, orchards and woodland.

“The Newt in Somerset” just outside Castle Cary is home to beautiful countryside walks set in the grounds of a Georgian country estate. Within the estate there are a Hotel & Spa, Farm shop, restaurants and house & garden shop. Due to the property’s close proximity to The Newt, residents enjoy local membership at a great discount.

Dial’s Gate Lane is a quiet lane leading out of the village of West Lydford towards the rural hamlet of Lottisham. There is little through traffic and within a few steps is wonderful open farmland and countryside.
