Description

Spacious four-bedroom detached home with flexible accommodation over two floors. Energy-efficient home with underfloor heating, solar panels and excellent storage throughout.

317 Kilpeder is very well presented throughout. It is decorated in neutral tones and finished with a combination of quality flooring, polished tiles and oak finishes. The property is fully double-glazed and has air source underfloor heating to the ground floor and radiators to the upper floor, solar panels heat the water which significantly reduce electricity costs, and excellent storage throughout.
A concrete driveway leads to the property, and a paved path takes you to the front from where a glazed uPVC door opens into the entrance hall. To the left is the impressive open-plan kitchen, dining and family room.

The kitchen area is fitted with an excellent range of beech-effect floor and wall units complemented by granite-effect work surfaces. Integrated appliances include an AEG dishwasher, eye-level AEG oven and grill, induction hob with extractor hood, and a tall fridge freezer. A central island provides additional storage and a breakfast bar.
The L-shaped room offers ample space for dining and a comfortable snug area, where an Opus wood-burning stove set on a slate hearth creates an attractive focal point. Triple-aspect windows enjoy lovely views across the gardens and surrounding croft land.

A door from the kitchen leads to the utility room, fitted with matching units and a sink. There is plumbing for a washing machine, a large walk-in storage cupboard, a cloakroom with WC and wash hand basin, and a glazed uPVC door providing access to the side garden.

Returning to the hall, the sitting room is located to the right and benefits from dual-aspect windows overlooking the gardens. A useful understairs storage cupboard is also accessed from the hall.
Bedrooms one and two are both double rooms overlooking the gardens, with bedroom one having built-in double wardrobes. The family bathroom has a white three-piece suite comprising a wash hand basin set within a vanity unit, WC, freestanding bath with shower attachment, and a shower cubicle with mains shower and wet wall panelling around.

Bedroom three, currently utilised as a home office, is another double room enjoying views towards the hills.

A staircase rises to the upper floor, where there is a spacious master bedroom and a contemporary shower room fitted with a WC, vanity wash hand basin, walk-in shower with wet-wall panelling and mains shower. There is a useful storage cupboard.
Externally, the gardens are beautifully maintained, laid mainly to lawn and enclosed by fencing. There are patio areas to the front and side, vegetable beds, a garden shed, and an additional area of ground beyond the fence planted with native trees, providing shelter and enhancing privacy.

Kilpheder is a small crofting township situated on the west side of the island of South Uist, within the Outer Hebrides. The area is known for its open coastal landscapes, with extensive sandy beaches, machair and views towards the Atlantic coastline.

The nearby village of Daliburgh provides a range of everyday amenities including a supermarket, post office, fuel station and local shops, along with primary schooling. Secondary schooling is available in Liniclate. Additional services, including healthcare facilities and a wider selection of shops, are available in Balivanich, which also has the island’s airport at Benbecula Airport offering regular flights to the Scottish mainland.

South Uist forms part of a chain of islands linked by causeways, providing road access north to Benbecula and North Uist. Ferry services operate from Lochboisdale to the mainland at Mallaig and Lochmaddy to Uig on the Isle of Skye.

The surrounding area offers excellent opportunities for outdoor activities including walking, cycling, fishing and birdwatching, with the machair and nearby beaches providing a distinctive natural setting typical of the Outer Hebrides.
