Great property, but the area itself has big challenges
We've had a great experience living here so far. The apartments are beautifully designed, and the facilities are excellent. Having a dishwasher, washing machine, dryer, oven, hob, and a proper HVAC system makes day-to-day living really comfortable. The EPC rating of B is another big plus, as it helps keep our energy bills lower.
One thing that has really stood out to me is reading the management team's responses to resident reviews. It's reassuring to see that you're actively analysing feedback, investigating issues, and looking for ways to improve the development.
Suggestions:
One suggestion I'd make is to communicate those improvements more proactively. It's genuinely encouraging to hear that you're reviewing security, changing access codes, repairing doors, and improving courier signage, but many residents may never see those updates unless they happen to read the review responses. A newsletter or occasional email highlighting what's being worked on would go a long way. It would be even better if residents could contribute ideas or even vote on certain improvements, helping to build more of a community around the development.
Security
The security is a let-down and I think there's room for improvement. We've had issues with the front door being smashed, followed by the back door, which has understandably made residents feel less secure. The key fobs also don't always seem to work properly and sometimes require a lot of fiddling before they register. It would also be great if the doors had a stronger self-closing mechanism, as it feels like they don't always close properly unless you make a conscious effort.
One thing I remember from student halls was having the main building entrance, followed by an additional security door for each corridor. In this case, having a security door for each floor could make a huge difference. It would add another layer of protection and help residents feel safer, especially if there are situations where people are damaging external doors or potentially gaining access to the building.
Please tell us about the good and bad aspects of living in your local area:
The good: there's loads of shops, cafés, restaurants, and places to eat and drink nearby. 10-minute walk to Halifax station is phenomenal.
The bad: it can get very rowdy, especially at night. We never realised quite how many clubs there were around here before moving in, and were particularly surprised to find there's a strip club directly opposite the building, which unfortunately seems to attract the wrong sort of behaviour.
It's definitely worse during the summer when you want to keep the windows open. To be fair, the building itself is really well soundproofed, so it does a good job of blocking most of the noise. But after chatting with people on the community bulletin board, it's (sadly) reassuring to know we're not making it up. One resident even said they sleep with earplugs in, which is quite sad to hear. It's a shame because, aside from the nightlife, it's a really convenient area to live.
How has the building management responded to any problems or issues you have raised:
The building management have been excellent. They're always quick to respond, and I really appreciate being able to report issues without needing to be at home, especially as we're both often in Manchester for work. Thankfully, we've had very few issues since moving in.
A special mention to Sarah, who has been absolutely fantastic throughout. We're genuinely sorry that she and the team have to deal with some of the challenges in the surrounding area, especially when so much care and investment has gone into making this such a lovely place to live.
Please share one thing (or more) which you wish you had known before you moved in:
The main thing we wish we'd known is that parts of the surrounding area can sometimes feel unsafe, particularly along Commercial Street.
We've reported concerns to the Council's Community Safety team about groups of people begging, gathering, and occasionally becoming aggressive or fighting amongst themselves. The response we received was disappointing, as we were essentially told that there was little that could be done unless the situation escalated into an immediate emergency. (this was a passing observation).
It's important to stress that this isn't a reflection of the building or its management, who have been excellent. However, the behaviour of the local town (people and the type of businesses) in the area can make it feel less welcoming and family friendly than it otherwise could be.

The apartment itself is modern, spacious, clean, and well maintained, with a thoughtful layout that creates a welcoming and relaxing environment. Every room has been designed with quality and practicality in mind, making everyday living both convenient and enjoyable. The building also offers excellent facilities that are consistently kept in outstanding condition, providing residents with everything they need for a comfortable lifestyle. The communal areas are always clean, tidy, and professionally maintained, reflecting the high standards of the management team. One of the greatest strengths of the building is the building manager, who is friendly, approachable, and genuinely cares about the residents. They are always willing to help with any questions or concerns and respond quickly and professionally whenever assistance is needed. Their dedication, positive attitude, and commitment to maintaining the building ensure that residents feel valued, respected, and well looked after. Any maintenance requests are handled efficiently, and communication is always clear and courteous. It is evident that a great deal of effort goes into ensuring the building remains a safe, secure, and pleasant place to live. Overall, I have had an excellent experience living here and greatly appreciate the high-quality accommodation, outstanding facilities, and exceptional management. Windows get smashed all the time which is a big negative. We even had to witness this and give a whole police statement. And now recently it’s happened again

Great place to call home
Nice new building , great outdoor area, nice bin place, delivery boxes and sarah the property manager is always willing to help. I feel the parking fee should be reduced by 50% as the rent is already high(my personal opinion) overrall i enjoy living here

Not the best place to live ☹️☹️☹️☹️☹️👎
While I appreciate the impressive new design of the development, it is truly disappointing that these improvements are undermined by basic issues that have yet to be addressed. Despite millions being invested, it’s disheartening to see that fundamental aspects have been overlooked ☹️
It feels as though PlaceFirst has missed an opportunity to enhance what could have been a truly wonderful development. Sadly, these ongoing issues are now contributing to a situation where many of us, myself included, are considering moving out once new tenant rights come into effect in May 2026 😏
Please tell us about the good and bad aspects of living in your local area:
Firstly, there have been several instances of parcels being stolen from inside the building. Additionally, I’ve noticed that both the front and back doors are not always securely locked. This not only causes inconvenience but, more importantly, raises serious safety concerns for me, particularly as a female resident. For example, the front door failed to lock properly when exiting recently, and the issue remained unresolved for over a week. This lack of attention to basic security makes it feel as though our rent is being taken without ensuring essential safety measures are in place.
Moreover, the rear combination gate has proven to be another security concern. The locking system is poorly designed, as the latch does not close automatically, leaving the gate insecure. This is another example of a design choice that, frankly, seems to disregard the safety of residents. As a woman, I have to consider the possibility of being followed into the building by strangers every time I use the gate, which greatly impacts my sense of security. My personal safety is of utmost importance, and I feel that more attention should be given to this issue.
In addition to these concerns, the parking situation remains problematic. Some individuals are using parking spaces without paying, and there have been reports of people parking in disabled spaces without the appropriate permits. The reason this continues is that everyone seems to know the access code, which, given the lack of control, is hardly surprising. It feels incredibly unfair that residents who pay for their parking spaces are facing this issue, while others are parking for free with no consequences. My neighbours have expressed similar frustrations, wondering why they are paying when others are not.
As residents who are paying for parking spaces, I would appreciate clarification as to why others are allowed to park for free, particularly in designated disabled spots. It seems that the company has been slow to address these matters, and I would kindly request a prompt resolution to ensure fairness and security for all residents.
While I would like to acknowledge that our site manager has been very helpful, it is becoming increasingly apparent that PlaceFirst has been slow to address the concerns outlined above, which has led to growing frustration among residents.

As a woman living here, I can’t help but feel concerned about the lack of security, especially with the antisocial behaviour that often takes place in the town centre most nights people shouting and swearing.
It really makes me feel uneasy. With the security measures not being up to standard, it leaves me feeling even more vulnerable. It’s especially disappointing when I think about the high rent we’re paying for this area. I truly expected more consideration for our safety and peace of mind 🙄

Thank you for taking the time to share your feedback. We’re really sorry to hear about your experience and fully understand how important safety and security are.
We appreciate your concerns regarding the entrance doors. We have been working with our contractor on a more robust, long-term solution, particularly in response to wind-related issues that have previously caused damage. We’ve requested stronger locks for both the front and rear doors and are confident this will provide a much more secure solution. We’ve been advised these works are expected to be completed in this month but we are awaiting an install date and we’ll keep residents updated.
We’re also sorry to hear about the parcel theft issues. Parcel lockers and post boxes are in place inside the building, but we’re aware not all delivery companies are using them correctly. We’ve raised this again with Royal Mail and will be installing additional signage, along with guidance to residents on using the lockers and arranging deliveries at more suitable times. While we can’t control how couriers operate, we are taking steps to reduce the risk.
We recognise the frustration around parking, particularly in the evenings and at weekends when our RSM isn't on site. We are progressing plans for improved monitoring, including potential ANPR and fob access systems and will share updates as soon as possible. In the short term, the access code will be changed.
The pedestrian gate by the bin store should close securely. Our maintenance team are now aware of the issue and will be investigating this next week to ensure it is working correctly.
We’re sorry that repairs and response times have not met expectations. As the building is new, some works are still contractor-led, which can impact timelines, but we are actively working with them to resolve issues more quickly.
We also want to acknowledge your concerns around safety and how this is affecting your experience. This is something we take very seriously, and we are committed to making improvements so residents feel secure in their homes.If you experience any anti-social behaviour, it’s important that this is reported online to West Yorkshire Police so it can be formally logged and acted upon. We will circulate a link to residents with details on how to do this, and your RSM will also be reaching out to the local PCSO too.

nice flats. but wrong area.
will certainly be leaving as soon as possible. sarah is great. but the area is very bad and i would consider at points dangerous. the washing machines are the smallest you can get, takes forever to wash clothes, the actual flats are lovely and inside the fencing is okay, but post is constantly getting lost or saying not delivered, or damaged. the biggest issue is the landlord has put money in front of convenience, if i didn’t have to walk the street at 5am every day feeling unsafe to get my car it wouldn’t be so bad. but it’s just not good enough. i should of thought about it more before moving in.

drugs, noise, damaged cars, unsafe feeling going out st night. parking availability is great at almost £6.00 per day, and my car has been damaged 3 times costing hundreds. traffic noise is horrendous. can not have any windows open at night.
