PROPERTY INSIGHT
Quietly positioned at the head of a cul-de-sac in the sought-after town of Ware, this 4-bedroom detached family home offers over 1,330 sq ft of flexible accommodation, a detached double garage, and excellent scope to update and add value (STPP). The property comprises an entrance hall, a spacious lounge, a separate dining room, a kitchen, a conservatory, a downstairs cloakroom WC, 4 bedrooms, a family bathroom and an en-suite, all set on a generous corner plot with a large rear garden and driveway parking.
Set back from the road behind a lawned frontage with mature shrubs and a paved path to the front door, the home enjoys a private, tucked-away feel with the detached double garage and block-paved driveway providing parking for several vehicles. Stepping inside, the entrance hall is bright and welcoming, with stairs rising to the first floor, a downstairs cloakroom WC, and doors through to the ground-floor living space.
The lounge is a particularly generous dual-aspect room, enjoying a window to the front and a feature fireplace, with ample space for a variety of lounge furniture and plenty of natural light. It offers a comfortable, well-proportioned space for relaxing and family living.
The kitchen has been fitted with a contemporary range of gloss and wood-effect units, with an integrated oven, induction hob, extractor hood, and space for further appliances. It opens through to a conservatory overlooking the garden — a useful additional space for laundry and storage — while the separate dining room sits to the front, with sliding patio doors opening onto the rear garden, making it a bright spot for family meals and entertaining.
Upstairs to the first floor, the home offers four bedrooms and continues to provide flexible accommodation. Bedroom 1 benefits from an en-suite shower room, and there are three further bedrooms — two doubles and a single currently used as a study/gym — served by a family bathroom comprising a bath with overhead shower, WC and hand wash basin. The bathroom and en-suite are now ready for updating, offering an incoming buyer the chance to put their own stamp on things.
Outside, to the rear, the garden is a real feature and a very good size, mainly laid to lawn with a paved patio area directly off the conservatory and dining room — ideal for garden furniture, al fresco dining and entertaining. Enclosed by fencing and mature hedging with established borders, it offers a private, sunny space, along with excellent scope to extend the property, subject to the correct planning permissions (STPP).

Location – Ware
The beautiful market town of Ware, Hertfordshire, is one of the oldest continuously occupied sites in Europe, dating back to the Mesolithic period, around 4000BC. Today, Ware is a bustling market and riverside town with a population of around 19,000.
Ware is located off the A10, with the popular town of Hertford just 3 miles up the road. The town is one of the areas most popular and you really do have the best of both worlds, surrounded by the beautiful Hertfordshire countryside, but well connected to London. If you are a commuter or just like to have regular day trips to London you are just 20 miles away by car and with very easy access by Ware train station to London Liverpool Street (approx. 45 mins) or if you prefer from Hertford East station to Liverpool street (approx. 49 mins) or Hertford North Finsbury Park/Kings Cross (approx. 35 mins).
Unlike many towns, Ware has a bustling high street and very much has a social 'café' culture. There is a superb combination of national and local independent stores, restaurants and bars. Of course, there are also all the other amenities anyone could need in the town including a library, doctors, dentists, superstores as well as having Hanbury Manor Hotel and golf course and East Herts golf course just down the road. There are multiple parks and playing fields, Wodson Park sports and leisure centre, walks and stunning locations to sit by or be on the river Lea which runs through the town and surrounding countryside.
With regards to education, you are in one of the best places in the country. You have the prestigious Presdales secondary and sixth form school for girls and Chauncy secondary and sixth form. Of course there are also multiple nursery's and well regarded primary schools.
If you don't live in Ware already, then look no further for your next home!
