Description

What the owner told us...

"We bought this plot over 50 years ago because we loved its peaceful position and had Glen Eden House built as our family home. We've raised our children here, created the garden from nothing and have always loved the views towards the village church. It has been a wonderful place to live and we hope the next owners love it just as much as we have."

Our Thoughts...

I'll be honest, this is exactly the sort of house James and I get excited about.

Not because it's the biggest house we've ever walked around, or because it's been renovated in the latest trends, but because it has something that's becoming incredibly difficult to find. It feels like a proper forever home.

The current owners bought the plot over 50 years ago and had Glen Eden House built for their family. They didn't buy somebody else's dream, they created their own. Over the years they extended it, improved it and created the beautiful gardens you see today. As we walked around, it became obvious that this isn't just somewhere they've lived. It's somewhere they've genuinely loved.

One of the first things that stood out to us was the setting.

Witham on the Hill has always been one of those villages people ask us about. It's peaceful, it's beautiful and there's a real sense of community, but you're not cut off from the world. Stamford is just a short drive away, Bourne is nearby and you've got excellent schooling on your doorstep. It really does offer the best of both worlds.

The house itself sits in a lovely elevated position and feels wonderfully private. Nowadays so many modern homes seem to overlook each other, but that's definitely not the case here. From the moment you arrive there's a real sense of peace and that's something that stays with you throughout the whole viewing.

Walking through the front door, the first thing we both commented on was the feeling of space.

The ceilings are lovely and high, the Georgian inspired sash windows flood the house with natural light and, if we're honest, if somebody had told us this house was built much earlier than it actually was, we'd probably have believed them. That's one of the things we love most about Glen Eden House. It gives you so much of the elegance and grandeur of a period home, without many of the compromises period homes can bring.

Then we walked into the kitchen.

I absolutely love this room.

It feels grand without feeling over the top. The bespoke walnut cabinetry is beautifully made and the level of craftsmanship really stands out. Then your eyes are immediately drawn to the La Cornue range cooker and, honestly... who hasn't dreamed of owning a La Cornue?

Add in the quality Miele appliances and the skylight over the dining area flooding the room with natural light, and I can already picture lazy weekend breakfasts here while the garden comes to life outside. It's one of those kitchens people naturally gather in and you can completely understand why this has been the heart of the home for so many years.

One room we absolutely have to mention is the formal dining room. Proper dining rooms seem to be disappearing from modern homes, but we genuinely think they're making a comeback. There's something really special about having a room dedicated to bringing family and friends together. Whether it's Christmas Day, birthdays, Sunday lunch or dinner with friends, it's easy to picture this room being at the centre of so many happy memories. The large windows fill it with natural light and, with the kitchen just next door, it works beautifully for both everyday family life and entertaining.

The bathrooms deserve a mention too because they're absolutely beautiful.

The family bathroom genuinely reminded me of a luxury hotel bathroom. The marble finishes still feel timeless and, just like the kitchen, they've been incredibly well looked after. They're not rooms we'd rush to replace because the quality is still there.

The lounge is another room we both loved.

It's elegant, incredibly light and enjoys lovely views over the garden. The open fireplace gives the room a real focal point, although the current owner has chosen to place a freestanding electric fire in front of it instead. Before using the open fire again we'd recommend having the chimney swept and the fireplace checked, but it's easy to imagine how cosy this room would feel on a winter's evening.

There's also a separate study on the ground floor which is ideal if you work from home, run your own business or simply need somewhere quiet to escape to. Equally, if you don't need a home office, it would make a brilliant snug, hobby room or even a playroom. That's one of the things we really like about this house. It adapts so well to different stages of family life.

Upstairs continues exactly the same feeling.

The principal bedroom is wonderfully peaceful and one of our favourite little details is the view. Looking out towards the village church, with mature trees framing it beautifully, it's exactly the sort of outlook that makes you slow down for a moment. It's also visible from the higher parts of the garden and it's easy to understand why the owners have never grown tired of it.

Then there's the garden.

Honestly, it feels like you're wandering through the gardens of a country house.

It's been lovingly created over more than five decades and that simply can't be replicated overnight. Mature planting, sweeping lawns, a fountain, a summer house and several seating areas all give you different places to enjoy throughout the day.

We found ourselves naturally walking up to the top of the garden because the owners had mentioned it was their favourite spot. Standing there, looking back across the garden towards the church, it all made perfect sense. It's peaceful, private and has that lovely feeling of being away from everything, despite still being within easy reach of Stamford and everything you need.

Now, because we always believe in being completely honest, there are a couple of things we'd want any buyer to know.

The first is that Glen Eden House doesn't currently have a conventional central heating system. When it was built, an electric ceiling heating system with individual room thermostats was installed. That system is no longer in use and the current owner heats the house using electric oil filled radiators. The gas appliances, including the range cooker, are supplied by LPG gas bottles.

We actually think this gives the next owners a great opportunity.

Many buyers today are choosing modern, energy efficient solutions such as air source heat pumps alongside solar panels, while others may prefer to install a more traditional central heating system. Whatever route you choose, the cost of doing so has already been reflected in the asking price.

The same goes for the décor.

If this were our house, we'd probably redecorate it over time too. Not because there's anything wrong with it, but because whenever you buy what you hope will be your forever home, it's only natural to want to put your own personality into it.

The brilliant thing is that the expensive work has already been done.

The kitchen is stunning.

The bathrooms are beautiful.

The gardens have taken over fifty years to mature.

The location is exceptional.

So rather than spending your money replacing kitchens and bathrooms, you can concentrate on making the house feel like yours.

And that's why we genuinely love Glen Eden House.

It's elegant without being pretentious.

It's grand without feeling overwhelming.

It has all the character and charm of a much older home, but without many of the challenges that often come with owning one.

More than anything though, it just feels happy.

You can tell this has been a home where family and friends have gathered, where people have loved entertaining and where every improvement has been made because the owners planned to enjoy it themselves, not because they were getting ready to sell.

We walk around a lot of beautiful homes every year. Every now and then we finish a viewing, get back in the car and one of us says, "I'd happily live here."

Glen Eden House was one of those homes.

Location...

Witham on the Hill is one of those villages that people move to and rarely want to leave.

It's peaceful, picturesque and has a real sense of community, yet you're never far from everything you need. The village is home to the highly regarded Six Bells gastro pub, the beautiful Church of St Andrew, Witham Hall Preparatory School and a variety of local clubs and community groups that give it a wonderful village atmosphere.

For families, the location is fantastic. Alongside Witham Hall, Bourne Grammar School is within easy reach, while Stamford offers an excellent choice of both state and independent schools.

If you enjoy walking, you'll love it here. There are countryside walks straight from the front door, while Toft Country House Hotel and Golf Club is only a few minutes away. Stamford, Rutland Water, Burghley House and Grimsthorpe Castle are all within easy reach too.

One of the biggest attractions for us is that you get the lifestyle so many people are looking for. Peace and tranquillity without feeling isolated. A genuine village community, beautiful surroundings and excellent amenities nearby, all while being within easy reach of Stamford, Bourne, Market Deeping and the A1.

We think the family who buys Glen Eden House won't just be buying a house.

They'll be buying the lifestyle that comes with it.

And if you're looking for somewhere that could genuinely become your forever home, we think this deserves to be at the very top of your viewing list.

Want to view this property?

Viewings at Glen Eden House will take place on a number of carefully planned viewing days, with all appointments arranged in advance. Unfortunately, we won't be able to accommodate viewings outside of these scheduled dates.

If you'd like to view, please send us an enquiry through the property portal or via our website and we'll be in touch as soon as the next viewing dates have been confirmed.

To help keep disruption to the owners to an absolute minimum, and because the number of appointments will be limited, we will initially be inviting buyers who are already on the market, have agreed a sale subject to contract, or are in a proceedable position and do not need to sell a property before purchasing.

We really appreciate your understanding and look forward to showing you this wonderful home.
