Description

"Marmaduke Street has been home for the past 9 years. We have been so fortunate to live steps away from beautiful Victoria Park. We've had many happy times in the park, enjoying sunsets and picnics. Inside, the heart of the home has been the gorgeous open plan kitchen and diner! We've enjoyed hosting many dinners and parties over the years. We love being walking distance to the city centre and harbourside, whilst living by a haven of green with lovely neighbours."

The home

A well-presented three bedroom home with a contemporary, clean modern finish throughout just moments away from Victoria Park.

The ground floor has a separate living room to the front finished with engineered oak flooring and a neutral decorative style. To the rear is a spacious open plan kitchen/dining room, this is the heart of the home with plenty of space for a dining table and seating area, French doors opening directly onto the garden create a seamless flow to the garden and the Velux windows bring the sunshine into the home. The kitchen has recently updated pistachio green unit doors, a marble stone worktop, integrated appliances and Bosch cooking equipment. There is also a useful downstairs WC off the hallway.

Upstairs are three bedrooms all finished with neutral carpets. The main bedroom sits to the front and benefits from its own en-suite shower room. There is a second double bedroom overlooking the garden at the rear of the home and in the middle is the third bedroom which would work well as a child’s room, guest room or home office. The family bathroom is fitted with a bath and contemporary tiling, while both bathrooms include quality fittings such as Villeroy & Boch sanitaryware and Hansgrohe brassware. Overall this is a stylish, low maintenance home in a fantastic location in turn key condition.

Outside space

The rear garden is accessed directly from the kitchen/dining room and is designed to be low-maintenance, with a paved patio, lawned area and fenced boundaries. It offers a private space for outdoor seating, children’s play or summer entertaining. There is also an external tap, outdoor socket and wall lighting to the rear with on-street parking available and cycle storage nearby.

Living in Victoria Park

The area has a wonderful feeling of community, most evident on sunny days with the park bustling with neighbours and visitors alike. The area is central to many community events such as ‘Art on the Hill’, which happens one a year. This is also an area ideal for commuters both within Bristol and to the cities beyond through the trains at nearby Temple Meads or the local Bedminster station, just the other side of the park.

The local primary school, Victoria Park, is well thought of locally and along with St Mary Redcliffe (in the park), has enhanced the appeal of this area and nearby Windmill Hill for young families. Within easy walking distance are gastro-pubs such as the Victoria Park and Star and Dove, brilliant community owned pubs such as The Rising Sun, cafes such as the Sundial Kitchen, fruit and vegetable sellers such as The Banana Boat, bakeries and grocers such as Bristol Loaf and Hugo’s, and many other shops and restaurants.

Only a short bike-ride away are the music venues, theatres, cocktail bars, and other amenities of North Street in Southville, Wapping Wharf, and the City Centre. Yet this location is quiet and peaceful. For those looking for green space, there are few, if any, better places in Bristol. Victoria Park itself offers approximately 50 acres of large open space with fantastic views of the city. There is also a child’s play area and a marked running route for joggers. Perrett’s Park, with its beautiful views, is only just up the hill towards Knowle, whilst Arnos Vale Cemetery offers winding paths and interesting stories, in an area where it’s easy to feel distant from the city buzz.
