Perfect place to live
Industrial style design with great communal facilities. The rooftop space, the dining rooms, the pool, the gym - all of it is great and feels luxurious.
Regular daily gym classes is an extra bonus. They are very popular.
Aircon would be appreciated during the summer months as it can get hot!

✅The breweries are great. Narrative coffee is lovely. Lidl within walking distance (20 mins).

There’s ongoing issues with the lifts and supposedly aircon but to my knowledge not sorted yet

Modern, well-managed development with excellent concierge support
Blackhorse Mills is a well-designed and modern development with a strong sense of community. The facilities are a major benefit, and the building feels well maintained and professionally managed. The reception and concierge team make a very positive difference to daily life. I would especially like to mention Toye, who is always welcoming, helpful and professional. Having someone friendly and reliable at reception makes the building feel safer, more organised and more pleasant to live in. Overall, I have had a very positive experience living here.

Blackhorse Mills is in a very convenient part of Walthamstow, with excellent transport links from Blackhorse Road Station, including the Victoria line and Overground. There are useful local shops, cafés and places to eat nearby, and Walthamstow Wetlands is a great open space within walking distance. The area feels well connected, practical and increasingly lively. Like many parts of London, traffic and noise can vary at busy times, but overall it is a convenient and pleasant place to live.
How has the building management responded to any problems or issues you have raised:
Promptly. They have responded in a friendly manner and resolved our issues
Please share one thing (or more) which you wish you had known before you moved in:
I wish I had known how useful the concierge and reception team would be in day-to-day living. It is not just about having nice facilities; having helpful staff on site makes a real difference to the overall experience of living here. I would also recommend new neighbours take full advantage of the transport links and nearby open spaces, especially Walthamstow Wetlands.

We love Blackhorse mills!
The staff are very friendly and the facilities are excellent. Swimming pool and gym are fantastic and the private dining room is a great perk too. Tennis court and pool table are als really good to use with friends. Overall it’s an excellent place to live.

Safe and close to the tube station! Good shops and bars / breweries and easy to get into central London

They are prompt an always fix things quickly and to a high standard.

Amazing place to live
Great place in a safe area in East London. Waltham forest council is amazing. Area is clean and great schools in 5 minutes A great place to live in a safe, friendly, and well-connected part of East London. The area is clean, peaceful, and well maintained, with excellent local services provided by Waltham Forest Council. Families particularly benefit from several highly regarded schools within a 5-minute walk, making school runs easy and convenient. There are also nearby parks, shops, and transport links, creating a comfortable and enjoyable environment for both families and professionals.

Beautiful development and great area
The building has great facilities which are well looked after mostly. The roof garden could do with a little more upkeep. The roof top pool is amazing and such a privilege, especially in the summer. The pool tables are also great for social events and for meeting people in the building. It’s a great place to live if you live alone for that reason. There’s a great community of pet owners too, and loads of community WhatsApp groups you can join and people are always happy to help each other out.

I’ve lived here for 5 years now and I absolutely love it! The staff are mostly really friendly and helpful and the facilities are amazing! I’ve always found the landlords really fair too. The gym management are a bit over authoritative unfortunately and the rules around the pool and brining guests are a bit restrictive for a resident gym. However, it’s really well connected and very close to some great local gyms, bars and social spaces. Generally a great place to live!

Ok, some have been dealt with timely and some not at all

The spiders! Altho they seem to have got on top of this now and it’s nowhere near as bad as it used to be
