***Incredible, exclusive country estate comprising approx 72 acres along with multiple associated properties*** ***Massive development potential of the site to include detached villa, conversion of stable block and 20 holiday chalets and B listed Braxfield House (subject to planning permission)*** ***The sale includes approx 72 acres comprising parkland, permanent pasture, semi mature woodland and riverbank of the River Clyde*** ***The original stable block offers potential conversion to 7 x 2 bed holiday apartments or substantial family home. There is also a 4 bed fire damaged bungalow along with additional farm outbuildings*** ***Rare opportunity to create exclusive rural living or development opportunity with multiple options (all subject to planning) within a highly desirable rural location*** Braxfield Farm is a unique country property set in an exclusive, private location surrounded by approximately 72 acres comprising parkland, permanent pasture, semi mature woodland, and approximately 960 metres of riverbank of the River Clyde. The property is steeped in history, originally part of the Castlebank & Braxfield Estates. The current farmhouse is a detached cottage that was extended in 1967 to form a four bedroom bungalow. Sadly the bungalow was subject to fire damage in 2023, and full planning permission to replace the bungalow was granted by South Lanarkshire Council in May 2025 (reference P/24/0322). The remains of Braxfield House (B listed), now a ruin, is understood to have been the birth place of Robert McQueen, the home of Lord Braxfield, and Robert Owen a mill owner at New Lanark. This building is located to the west of the property amongst mature trees. The property retains a number of traditional features including the original estate road through beautiful parkland, half share of the original walled garden, a former dairy, a traditional stable block, and a traditional barn. East of Braxfield House lies a stand alone (C listed) outbuilding being the former dairy, leading on towards several courtyard outbuildings, including a (B listed) traditional stone-built stable block and a traditional stone-built barn. In addition, Braxfield Farm benefits from a half share of the original walled garden (C listed), which lies to the west of Braxfield House. This is currently utilised for sheep grazing. Both the traditional stable block and traditional barn are subject to a clawback in favour of the previous owner for 30% of any uplift in value as a result of any development for a period of 25 years starting from February 2020. A value of £125000.00 was agreed for both buildings with no planning permission back in February 2020. It should be noted that the boundary at points A and B on the sale plan are not fenced, and it will be a requirement of the purchaser to erect and maintain a suitable stock-proof fence As part of a pre planning application consultation with Lanarkshire Council, the planning departmentâ??s feedback was very positive regarding the conversion of the stable block and barn to create 7 two bed holiday apartments, as well as the erection of 20 holiday chalets on the property subject to submitting a full planning application. ***Please note that viewings are strictly by appointment only as the site is not open to the public***

Braxfield Farm is located on the edge of the historic village of New Lanark, one mile south of the Royal Burgh of Lanark in South Lanarkshire. A popular commuter town, Lanark benefits from a wide variety of local amenities. In addition to a bustling high street. The town has a Tesco, Morrisons, and Lidl supermarkets and out of town shopping centre. Commuter access to Glasgow and Edinburgh is excellent with direct services from Lanark Railway Station to Glasgow Central. Lanark also has good road links to Glasgow (33 miles) and Edinburgh (35 miles).
