Description

11 Acres Plus Derelict Cottage & Share of Commonage

"A Little Piece of Heaven on Earth"

Dernish Island is located 500m off the mainland of Co. Sligo and is uninhabited at present. It has stunning backdrops on all sides, with Donegal Bay and the Atlantic Ocean to the north and west, and majestic Benbulben and the North Sligo landscape to the east and south. On clear days, the Donegal Mountains and Slieve Liag cliffs can be seen.

The island can be accessed by boat from Milk Harbour, subject to making your own arrangements, or on foot or by jeep across Streedagh Beach when the tide is out. The island is approached on the south side and has one grass laneway travelling south to north through the centre of the island.

The subject property for sale is in two main lots (redlined), east and west of the access lane. The western lot comprises 5 acres of agricultural land and a derelict cottage. The eastern lot comprises 6 acres of agricultural land. In addition, there are two lots of sand dune commonage (yellowlined) on the north and east sides, extending to approximately 22 acres, with six shareholders in total.

Lot 1 – Western Lot

The cottage on the 5-acre plot has been unoccupied since the mid-1950s and, unfortunately, has fallen into dereliction. However, it has potential for a marvellous renovation project for those seeking a challenge. The 5 acres are spread across four fields with low stone wall divides.

Lot 2 – Eastern Lot

The 6 acres are spread across seven adjoining fields with small stone wall divides.

Dernish Island is a wildlife haven for flora and fauna, and when in season in April and May, it is a sea of bluebells, reflecting the colour of the ocean. Birdsong is ever present. The land on the island is still farmed, and a new owner of this land could get involved in various types of farming.

Island life is challenging and not for the faint-hearted, but a new owner seeking peace and solitude will rarely find such a suitable location.

How to find us

Sligo, land of rivers, mountains, lakes and vast stretches of stunning coast line, is a county which remains hidden to many visitors to Ireland, but once they have discovered it they understand why the poet W. B. Yeats called it the land of hearts desire. Its scenery and attractions are second to none, undoubtedly amongst the best in Ireland.

As the closest point on the West Coast to both Dublin and Belfast, Sligo makes an ideal touring base and holiday centre for either independent travellers or groups wanted to experience something of the wild, wonderful West. Sligo, capital of the Northwest Region, is one of Ireland?s largest towns. It accounts for one third of the County?s population with over 20,000 residents, swelling to a daytime population of 42,000. Situated on the Garavogue River, Sligo is a thriving tourist, commercial and administrative regional centre. It is also an important location for industry with many leading multinationals based here. The Irish Government some years ago selected Sligo as a Gateway or Growth Centre, which will guarantee further development in the future. Development: Over the past 10 years Sligo has grown significantly with the Rockwood and JFK Parade schemes providing rejuvenation in the City Centre. More is to come, with the development of the Buttermarket multi-storey car park and shopping mall which will further enhance the city?s reputation as a shopping destination. With Sligo?s (bypass) Inner Relief Road completed, pedestrianisation of the city centre will follow, greatly enhancing the Sligo experience for residents and visitors alike. Already heavy goods based retail warehousing is being catered for on the edge of town.

Outside Sligo City, the next biggest town is Tubbercurry, located on the N17 Roadway, 20 miles south of Sligo. This is a thriving county town with much to offer for business or leisure purposes. Knock Airport is just 15 minutes from Tubbercurry.
