Cullaloe lies in a rural and private setting 4 miles north of Burntisland and some 7 miles from Dunfermline in the highly sought after and scenic county of Fife. Burntisland, located on the northern shore of the Firth of Forth, is a thriving town providing good day-to-day services including a primary school, medical centre, church, Co-op supermarket, leisure centre, delicatessen, butcher, baker and railway station on the main East Coast Line. Dunfermline and Inverkeithing both lie some 7 miles to the west. Inverkeithing is a coastal town with excellent train and bus networks as well as connections to Halbeath. Dunfermline offers further services and amenities including national retailers, a cinema, supermarkets, high schools and hospital.
Edinburgh, Scotland’s capital City is only 23 miles by car with it’s vibrant city amenities and offers a wide array of shopping opportunities, galleries, museums and restaurants. Home to the world famous Edinburgh International Fringe Festival, the city has numerous theatre and concert hall venues. Its international airport (20 miles) offers daily flights to London and multiple international locations. The Village of Culross, some 18 miles west is a former royal burgh. Culross is Scotland’s most complete example of a burgh of the 17th and 18th centuries. Culross Palace lies in the centre with its ochre coloured walls and beautifully reconstructed period garden.
There are a number of independent schools in Edinburgh within a daily commuting distance such as Fettes College, George Watson’s College, The Mary Erskine School and Stewart’s Melville College (ESMS) as well as schools further north such as Dollar Academy, and Strathallan.
Fife is renowned for its productive and fertile lands capable of producing high yields of an extensive range of crops and the area is well suited to both arable cropping and livestock units. The local area is served by a wide variety of agricultural contractors, merchants and suppliers with a successful local machinery ring, which can provide additional farming resources if required.
This area of Scotland has a broad range of recreational activities. Between Dunfermline and Perth is the Loch Leven Nature Reserve and Heritage Trail – a 13 mile traffic free route brimming with wildlife and spectacular views overlooking Loch Leven, the home to more breeding ducks than anywhere else in inland Europe. The Land
Cullaloe Farm extends to approximately 240 acres (97 ha) and is a contiguous block lying to the west of the A909 public road with a farm track leading directly to the main house and steading. The land is principally classified as Grade 3(1), 3(2) and 4(1) by the James Hutton Institute and comprises a mix of fields which offer the chance to grow a range of crops or have in rotational grass.
The land is predominantly south facing and rises from approximately 95m to 200m above sea level at its highest point. The fields are of a good practical size, mainly accessed via the internal farm tracks or from the A909 and B9517 public roads with further excellent field-to-field accesses. Most of the paddocks are laid to permanent pasture with the capacity to be ploughed, there are some arable fields with the option for arable production on the farm to be increased. The grazing ground at Cullaloe Farm is let seasonally between March and October.
The arable and pasture land is interspaced with delightful patches of mature woodland that provide amenity as well as the opportunity to create a super small shoot on the farm. Further to the lovely amenity woodland there is a mature commercial plantation on the western boundary of the farm extending to approximately 9.31 hectares (23.01 acres). Situated in the northeast of the commercial woodland is Cullaloe Temple, a stone built pillared structure, which is a Category B listed.
