Description
The house has excellent transport links. You are close to four Zone 2 stations: New Cross for the Windrush line and national rail services (eight minutes), St Johns (12), New Cross Gate, which is serviced by the night tube (14), and Brockley (15).
There are also many excellent bus routes to choose from on nearby Lewisham Way (like the no. 436 to Battersea, the no. 21 to London Bridge, and the new zippy BL1 to Waterloo).Once completed, you will be close to the Bakerloo line extension, which is expected to be extended to New Cross Gate and Lewisham. Free parking is also available on the street.
Brockley’s town centre is just a 15 minute walk. There are such cute cafes in the delightful European-vibe pedestrianised area by the station. The street has a close-knit community, with regular neighbourhood activities at Luxmore Gardens, located opposite the house.
Open your front door for your opened-up, open-plan kitchen/dining room. This runs over 23 feet, and cleverly doesn’t waste any available space. Your kitchen units are plentiful and a timeless modern style. Appliances are tidily integrated. Further welcome features are ceramic wall tiles in brick-pattern, fitted wall shelving, and wooden flooring.
On through (admiring those stripped timber shutters) you have the property’s extension, which serves as a delightful cosy living room/snug. It is 9 feet by over 7 feet, with a large triple glazed roof light, and wall-spanning folding doors out to paving in the garden. The internal timber shutters can be closed to separate the living area, creating a versatile space for entertaining or enjoying quiet, cosy evenings.
The peaceful garden (extending 56 feet) gets lots of sun and is perfect for BBQs, dinner on the patio or growing your own vegetables. Well established plants line the terrace including a rose bush, honeysuckle and jasmine.
Back inside and a pretty metal spiral stair provides access to your first floor for your bedrooms and bathroom. To the front is a small double (with fitted cupboards) which works equally well as a small bedroom, home office, music or hobby room.
Next door is the property’s smart shower room with built in storage. Your main bedroom rests to the back of the house. It is over 10 feet by 9 feet. Both of your bedrooms have wooden floors, column radiators, and custom-made shutters to their respective sash windows.
There is also a good size cupboard on the landing for additional storage.
There is a real buzz about this area. You are set close to lots of south London hot spots (Brockley, Deptford, Greenwich, Peckham and Nunhead), with easy connectivity/commutes to Canary Wharf/City etc.
Central New Cross itself is a cool student town thanks to arty Goldsmiths University. The house is mere minutes from the Uni campus, its historic buildings (like the former Deptford Town Hall building) and Will Alsop’s famous ‘Scribble’ sculpture. A new New Cross coffee joint: S.O.S, does a great bagel or eggs as well as the obvious. Mughead Coffee is great as well.
Attached to the art department, Goldsmiths CCA is a fabulous tucked-away contemporary gallery: a Grade II listed building, designed by Turner Prize winners Assemble. Formerly a Victorian bathhouse, this quietly awesome local asset hosts exhibitions (from the international art community) within 700m² of gallery space.
Lewisham Arthouse is also close for exhibitions from local art makers (and ‘affordable classes in ceramics, weaving, printmaking, music, and life drawing’).
Local pubs to you include The Talbot, The Wickham Arms and The Rose Inn.
Across the road you can find Luxmore Gardens, a cute neighbourhood local park popular with dog walkers and families. For bigger open spaces, Telegraph Hill Parks are great. The Lower Park hosts a Saturday market (Brockley Market is a bigger Saturday one, held locally in Lewisham College car park heading east on Lewisham Way). Hilly Fields is also easily accessible, as well as Greenwich Royal Park which is nice for a weekend stroll.
Heading west, Peckham and Camberwell are a short bus ride for more parks and social spots etc. Deptford is easily-walkable for bars, restaurants and cafes, and its long-running street market.
