Description
Meadow Lodge is an extended detached house within walking distance of local amenities in the historic Leicestershire market town of Earl Shilton. The central location is ideally suited for those needing convenient access to major transport networks, while the tranquillity of the surrounding countryside is easily reached.
Secluded and private, it is a bespoke property with few neighbours and is approached along a single road branching from Breach Lane. This is block paved and bordered by a brick wall, at the top of which Meadow Lodge sits as a distinguished red brick residence. A strong notable characteristic is its open gabled intersecting hip and valley tiled roof and dormer windows, confirming the presence of a substantial upper floor. Aerially the building is an L shape with an open porch leading to a central entrance hall linking the main house to the annexe.
Two homes under one roof
This property has a footprint of over 3800 square feet and has been cleverly designed to provide a unique layout of rooms across two floors accessed by two staircases. There are six bedrooms – the prime bedroom with en-suite – two family bathrooms, two fitted kitchen/diners and a separate utility, with three generously proportioned reception rooms: office/sitting room, dining room and very large lounge. An integral garage and shower room complete the ground floor. Upstairs, the two staircases ensure that bedrooms can be easily afforded privacy, while also easily accessible through a shared landing.
The integral garage to the far left has a rear door opening into the garden, from where the annexe kitchen can be entered. There is ample provision for several other vehicles on the driveway and initial impressions are of a large property with an open aspect, enhanced with surrounding shrubbery and the promise of a garden entered by a side gate to the rear.
Through the porch, to the hall
The porch is sheltered by the roof and has lighting and a slate floor. Similarly grey, opaque glass panels are to each side of the composite front door. As the house is entered, a stone tiled hall leads the eye to several prominent doorways. This is the channel from which all parts of the property can be accessed, including the first floor as a switchback open plan oak staircase is immediately to the left.
In the hall, there are contemporary decorative features that will set the design scheme and be repeated in many of the rooms: white panelled doors, neutrally decorated walls, discreet flushed to the ceiling lighting and chrome accessories. The light is enhanced by large open spaces and double door entrances leading to and through generously proportioned rooms that allow versatile spaces to be used creatively.
The ground floor has underfloor heating throughout besides central heating and a gas fire in the lounge. The gas boiler was installed in 2022 and last serviced in May 2026. The security system, lighting fixtures, carpets, curtains, blinds and their fixtures are included as seen.
Main house reception rooms
The triple aspect lounge is large and airy. It has a box bay window overlooking the driveway and patio doors opening into the south facing garden. There are also narrow windows to either side of the fireplace, which has a cream mantel and hearth, and houses a gas fire. Next door, the dining room has bifold doors opening into the garden and links to the kitchen to create a truly impressive open plan space, superb for entertaining.
A showroom vista
The kitchen is dual aspect and around a generously proportioned central island, there is an array of fitted wall and floor units providing ample storage, spaces for integrated appliances and swathes of work top. The island houses the hob plus the Proboil filtered boiling water tap. A conventional sink with drainer is beneath the window at the far end and there is also an internal hoover system . Integrated appliances included in the sale are a double oven, microwave, fridge freezer, fridge drawers, a wine fridge and dishwasher.
The utility room is alongside and has a door leading to the garden. This room has appropriate plumbing fixtures in position, cabinetry for storage purposes and a sink. The shower room is accessed through the utility and has a walk-in shower, basin and toilet. All fixtures and fittings in all the bathing areas of the house have been equipped with white suites, fitted and maintained to high specifications.
Ground floor annexe
The annexe portion of the ground floor is along the hall to the left of the first staircase and has a large reception room that is presently being used as an office. It benefits from windows on either side and has a laminate wooden flooring. The second staircase begins here behind a white panelled door.
Similarly, well designed and equipped with working and storage facilities, the open plan kitchen has ample room to incorporate a living area. A central island is fitted with a sink, tap and dishwasher, while the hob, cooker and extractor fan are on the opposite wall. A large cupboard has been included for utility type storage and ceramic tiled flooring has been used throughout.
First floor bedrooms: annexe
A private staircase leads directly to an open space connecting the sleeping area of the annexe to the luxurious bathroom, incorporating a white suite consisting of a roll top bath, bidet, toilet, basin and shower cubicle. There are tiles to the floor and walls, and quality fixtures and fittings have been well maintained.
All bedrooms are carpeted and some have fitted storage. Those within the annexe on the first floor have skylights and the eaves have been used to incorporate storage. Generously proportioned, the first bedroom easily accommodates a double bed, but the master annexe bedroom is larger still. It is through a door at the top of the staircase to the left. This spacious room benefits from an elevated ceiling and two dormer windows. Access can be gained from this room to the four remaining bedrooms and bathroom in the main part of the house. It can just as easily be kept quite private, which is a superb feature of the design and functionality of the design.
First floor bedrooms: main house
By using the main staircase from the hall, the master bedroom suite is to the right. It has an en-suite comprising of a bath, a vanity unit, toilet and heated towel rail. The master suite is beautifully designed to incorporate privacy and luxury. It has dual aspect windows and storage.
The three remaining bedrooms are of good size with the largest having its own dressing room, looking out to the garden and being closest to the family bathroom.
In total, there are four beautifully decorated and equipped bathing areas within Meadow Lodge. The family bathroom is similarly fitted with tiled walls, bath, basin, vanity unit and walk in shower.
And finally, outside
This home has the luxury of space, inside and outside. The garden has been landscaped to provide a collection of trees, shrubs and a lawn, with paved areas for sitting and entertaining. Garden lighting and easy access via the bi fold doors into the house, make it a perfect area for relaxation and entertaining. A garden shed and summer house compliment the arrangement.
