A wonderful experience at Kampus
Kampus is one of the most well-rounded amongst the many that have popped up around the city centre. It has plenty of green space which is well kept and green all year round. I’ve booked the dining room more times than I can count, which has helped me host Christmas parties, potlucks and surprise birthday parties, all of which (being new to the city) helped to reinforce a network of friends and settle in. Security 24/7 has also been reassuring for when I’ve come back late from nights out or travelling. Sainsbury’s just downstairs, which opened in the last year, so so so useful too.
Please tell us about the good and bad aspects of living in your local area:
Its proximity to Piccadilly station cannot be undervalued for travelling outside of Manchester or to the airport. Village street tends to be very lively and can be noisy in particular in Summer, although the sound insulation is incredibly strong that the moment I close the windows there is complete quiet. Piccadilly gardens can be sketchy particularly at night, but can easily be avoided.
How has the building management responded to any problems or issues you have raised:
They’ve always been quick to respond to any concerns raised. Lilly from reception is always really lovely and friendly, a pleasure to speak to whenever I head home from work.
Please share one thing (or more) which you wish you had known before you moved in:
(The big Aldi 10 minutes walk away is great, definitely recommend for the weekly shops!)

Loving it
Everything we need is within walking distance, including the train station when we need to travel which is very ideal! It can be loud outside but to be honest we like it, and if you want some quiet just close the windows and you're sorted. After a hard week working all you need to do is go downstairs and you can walk 30 seconds to grab a drink and something nice to eat.
Please tell us about the good and bad aspects of living in your local area:
Everything we need is within walking distance or a lift away. Good shops, bars, restaurants all on the doorstep. When we need to travel the train station is a 5 minute walk away which makes it easy for us and family and friends visiting.
How has the building management responded to any problems or issues you have raised:
They have and it's always been quick and friendly service

Happy Kampers
The building facilities are fantastic. We love the rooftop, gym and cinema access. The post room is good but could be a little more organised. App is user friendly and updated regularly with in house events which is great. Reception staff are all really friendly and helpful, a credit to Kampus and one of the things that really swayed us when choosing where to live. Repairs are always dealt with quickly and properly.
Please tell us about the good and bad aspects of living in your local area:
Great choice of food, bars and shops closer by. Very good location near to the station and main hospitality spots in Manchester. Everything we need or areas we like to visit are all within 30 mins walk, e.g deansgate, Northern quarter, spitalfields, canal street. Very little traffic noise when windows closed, better than expected for central location
How has the building management responded to any problems or issues you have raised:
Only issues we have had were maintenance issues, both resolved within 24 hours
Please share one thing (or more) which you wish you had known before you moved in:
The post room was a little confusing at first, so I would recommend new tenants be given a run through of how to access this.

Great facilities, design and location let down by disorganised staff and miscommunication
Design is good. View into the garden is good air purification is nice feature. Bathroom facilities and shower is lovely. Kitchen appliances and fridge function well. Induction fan is not brilliant tho.
Building management and reception is...ok. The communication between the reception staff and the staff which handle renting and things, the communication is poor and seems disjointed even down to the visibility of information between the two teams. I was quoted the wrong rental figure and almost charged two months of rent with the wrong figure that was not agreed. The reception should handle the building and the guys that deal with rent and things should deal with that, call your tennants and don't hide behind emails. They shouldn't be a faceless nameless team that we never see or meet. When you need a repair or something doing or fixed it's "let me get back to you, maybe someone might come today", if a gym machine is broken the response is "just use a different machine". This is unacceptable for what you charge. The main webpage says parking facilities are available. There is no mention of a waitinglist, slightly false advertising?
Some receptionists are super friendly and say hello, most hide behind the computer screen and don't say hello unless you do, a hello when you are coming or going or when you walk over to ask for something would go a long way to make them more approachable despite the fact that your most likely answer is maybe. Getting a free gift for this review is the best and most attentive treatment I've had throughout my tenancy.
Bad bits aside. I have to say though out of all the receptionists who are kind and friendly and go the extra mile; Lily is brilliant. She is attentive and just lights up my day when I talk to her. The events that kampus do for residents to inspire community are decent if sometimes slightly haphazard and the utilisation of local businesses makes this a brilliant bonus to living here.

Very good. Lots of local shops closed to train and city centre. Everywhere is a short walk away and fairly convenient.
How has the building management responded to any problems or issues you have raised:
Yes, but you have to fight or email the right member of staff that knows enough to make anything happen.
Please share one thing (or more) which you wish you had known before you moved in:
Talking to the right member of staff who will respond quickly, understanding and accepting that you won't get the apartment you make an initial deposit for. The parking isn't available and the waiting list is well over a year wait and not 4-6 months quotes and 200 pounds extra.
The so called app that is supposed be a selling point is the worst and slowest piece of software I have ever used. Trump could vibe code a better app whilst simultaneously ranting on twitter.

Superb!
We are very pleased with our experience living here, specifically the spacious rooms, excellent facilities, and wonderful neighbors. The maintenance team is amazing, consistently resolving issues within 24 hours.
We especially appreciate the management team's professionalism and want to thank Kat and Alex for installing the swing in the podium gardens; it is a great addition for the children. We also value the 24/7 assistance from the reception team and the overall safety of the community.

We are thoroughly enjoying our stay at Corkfield. The location is superb, and the proximity to my daughter’s school is especially convenient.
