Description

Impressive and beautifully updated family home, in highly regarded village location

Description

A beautifully appointed detached family home, thoughtfully extended to provide elegant, light-filled accommodation. Renovated with sustainability in mind, the house boasts a range of eco-friendly features such as an air source heat pump, solar panels and triple glazing. Occupying a peaceful cul-de-sac setting in this highly sought-after village, the property enjoys attractive landscaped gardens and convenient access to Cambridge city centre and key commuter routes.

The accommodation opens with a glazed entrance porch leading into a welcoming hallway, where oak flooring and underfloor heating continue throughout much of the ground floor. The sitting room is a particularly inviting space, centred around a freestanding wood-burning stove set on a slate hearth with timber mantel, complemented by bespoke fitted shelving. An oversized, glazed door opens into the impressive open-plan living spaces beyond, creating an excellent sense of flow.

At the heart of the home is the superbly appointed kitchen, fitted with an extensive range of cabinetry, quartz work surfaces and a central island incorporating a breakfast bar and inset hob with ceiling-mounted extraction. A comprehensive suite of integrated appliances includes an oven, grill, microwave, warming drawer, dishwasher and fridge/freezer. The kitchen opens seamlessly into the breakfast/family area, a bright and sociable space with bi-folding doors leading directly onto the garden, providing an excellent indoor-outdoor connection.

A separate study offers a well-proportioned space for home working, while a practical utility room provides additional storage and access to the integral garage.
A particular highlight is the striking living room extension, featuring full-height sliding glazed doors overlooking the garden and a vaulted ceiling with skylights, creating a wonderfully light and contemporary reception space.
On the first floor, the principal bedroom suite is especially impressive, with a vaulted ceiling and bi-folding doors opening onto a full-width terrace with glazed balustrade. The suite also benefits from a dressing area and a well-appointed en suite shower room. Three further bedrooms are served by a stylishly refitted family bathroom with modern fittings and quality finishes.

Outside, the property is approached via a resin-bound gravel driveway providing parking and access to the garage, with an electric vehicle charging point. The rear garden extends to approximately 90 ft and is predominantly laid to lawn, complemented by well-stocked borders, established apple trees and a southerly aspect. A paved terrace adjoins the house, ideal for entertaining, while to the rear a charming cottage-style garden area includes raised planters, a timber shed with sedum roof and a substantial summerhouse, currently used as a gym, with power and light connected. Beyond, a small brook and open land provide an attractive and peaceful backdrop

Location

Coton is a popular and well-served village approximately 3 miles to the west of Cambridge city centre. Local facilities include a ‘gastro’ pub (The Plough), a village hall – which also incorporates Coton cinema – a football club, cricket club, bowls club and a large recreation ground with tennis court. To the northern side of the village is Coton Orchard Garden centre with its popular farm shop, post office and coffee shop.

There is both a pre-school and primary school in the village, the latter feeding into the highly-rated Comberton Village College, served by a school bus. In addition there are independent schools for all age groups within Cambridge city centre which can be easily accessed on foot or cycle via the ‘Coton footpath’. This crosses the M11 over a dedicated bridge, passes south of the West Cambridge University site and the University Sports Ground at Wilberforce Road, over the river Cam via Garrett Hostel Lane and Senate House Passage into the historic market square.

The M11 (south) is situated approximately 1 mile from Coton and Cambridge railway station has train services into London with a journey time of around 48 minutes. The A428, approximately 2 miles to the north, leads west to the A1 at St Neots and then onto the M1 and M6; there is also easy access to the A1 south and M25.
