Description
Description
Built in 1844 as the lodge to the Pusey House, the charming Grade II listed Dutch-gabled South Lodge retains original features including cavetto-moulded windows and doors with a clay fish-scale tiled roof. During the mid C20th the Lodge was considerably extended and has been a well-loved family home for over 20 years.
Further interesting architectural features include the original elm spiral staircase exposed beams, and a wide main staircase rising and returning to a galleried landing.
The front door opens to the reception hall in the heart of the house, with all rooms leading directly off. The dual aspect drawing room features an open fireplace and door opening to the west facing terrace.
The generous dining room, study and kitchen also look out over the gardens. The kitchen/ breakfast room, in the oldest part of the house, features painted wooden cabinetry with a four door Aga, and integrated appliances. The original front door of South Lodge opens directly to the terrace and garden.
There is a walk-in pantry and utility room directly off.
On the first floor are the principal bedroom suite and guest bedroom, both with a range of fitted wardrobes, a smaller bedroom and family bathroom, there are two further bedrooms and family bathroom.
There is an attached annexe with its own front door, which is also accessed via the main house utility room. With a kitchenette/ living room, bedroom and bathroom, it offers complete flexibility of use.
Outbuildings, Gardens & Grounds
Extensive wooden outbuildings provide a garage/workshop, family games room, tack room, three stables and the pool house, and offer potential to be renovated/converted subject to relevant consents, depending on needs.
A separate brick built outbuilding is presently used for cold storage.
The delightful grounds and gardens, extending to about 2 acres, wrap around two sides of the house and ancient broadleaf trees create a parkland setting.
With well stocked herbaceous borders there are south facing terraces and an outdoor pool is tucked to the to the west of the garden. Bridges criss-cross the stream, a localised tributary of the River Ock, that meanders its way through the northern boundary of the garden and an orchard borders the post and rail fenced paddock.
The grazing, is fenced with separate fields some with water troughs, and meets an area of woodland.
