Description

Fine & Country are delighted to present Greystones. An incredibly rare example of a beautifully renovated 4 bedroom period home within the setting of a world heritage site.

Seller Insight:

What is your favourite room of the house and why?

For one of us, it’s the elegant white panelled dining room with seating for eight and windows onto the garden. And for the other, it’s both main bedrooms. Dual aspect, they have exceptional views over the stone circle and the entrance to Avebury Manor towards the Neolithic settlement of Windmill Hill visible on the skyline.

Who do you think would be the next ideal owner?
Somebody keen to live in the heart of this very special area and ready to explore and enjoy the many things offered by it and the community of which it is a part.

What do you love most about the house and why?

The garden. Ideal for an evening drink, at the back there are unobstructed views to the east up to the Ridgeway. The front is enclosed on two sides by a mature beech hedge. And there is a private gate into the stone circle. But perhaps most of all the silence.

What do you love about the local community?
Its warm welcome to all incomers. There is a village WhatsApp, a very active club (‘Unhenged’) with a bar serving light meals and sports facilities for young and old, a pub, a post office, a community shop open 7 days a week, and for children a well-equipped play area. And there is an annual pantomime …

How easy is it to commute from here?

Very. There are bus services to Marlborough, Calne, Swindon (often half-hourly), and Devizes and beyond. By car, these towns can be reached in 15-20 minutes. Trains to London, usually in less than an hour, and to Bath and Bristol and the West Country leave from nearby Swindon, Pewsey, and Hungerford. The M4 is 20 minutes away; the A4 even closer.

What made you choose this property over others that were available at the time?

Greystones has been in the family since the mid-1960s having been acquired initially as a second home and later becoming a primary residence. Avebury is a very special place being one part of a UNESCO-inscribed World Heritage Site. It is a peaceful and incredibly atmospheric location. What’s not to like?

Summary

Internal Accommodation

The subject of a significant and sympathetic restoration, Greystones exudes character and charm. Situated within the world-famous stone circle at a quiet end of the village and surrounded on both sides by open green vistas, this is a truly special home.

The neutral colour scheme provides a light and airy feel to the whole house, aided by many of the rooms benefiting from a double aspect. The nicely flowing layout provides a panelled dining space off the kitchen, and a snug reception area off the main sitting room. A WC by the back door completes the ground floor.

To the first floor are 4 well-appointed bedrooms, a family bathroom and ‘Jack and Jill’ style shower room.

Outside

A mature beech hedge provides privacy to the front of the property, and 2 parking spaces are in front of the garage. To the rear the garden offers wonderful views of the stones, henge and landscape beyond and a private gate into the stone circle. Please note that a portion of the rear garden is leased from the National Trust.
Further down Green Street and on the opposite side of the road is Shipways, a field with an orchard of mature apple trees previously cultivated as a vegetable patch, which is to be sold with the house. This area totals just under 0.2 acres and is one of the very few privately owned plots within the stone circle.

Location

Avebury is one of Wiltshire’s most iconic and historic villages, set within a UNESCO World Heritage Site and surrounded by the rolling North Wessex Downs Area of Outstanding Natural Beauty. Best known for its remarkable prehistoric stone circle — larger even than Stonehenge — the village offers a unique blend of history, countryside and community, making it one of the most sought-after locations in the Marlborough area.

Despite its peaceful rural setting, Avebury enjoys excellent connectivity. The market towns of Marlborough and Devizes are both within easy reach, offering an excellent selection of independent boutiques, cafés, restaurants and everyday amenities, while nearby Pewsey provides mainline rail services to London Paddington in around an hour. Junction 15 of the M4 is also conveniently accessible, linking the area with Bath, Bristol, Newbury and London.

The surrounding countryside is exceptional, with miles of walking, riding and cycling routes across the Ridgeway and nearby open downland. Village amenities include a popular pub, ‘Unhenged’ (offering a café and bar), a community shop open 7 days a week, a National Trust restaurant and shop, a cricket club, a social centre, and a strong sense of community.

The area is particularly well regarded for schooling, with a wide choice of highly regarded state and private options. Local primary schools include St Katharine’s Church of England Primary School in Savernake and Broad Hinton CofE Primary School. Secondary schooling is available at the highly regarded Marlborough St John’s School, while the area is exceptionally well served by renowned independent schools including Marlborough College, St Francis Pewsey, Dauntsey’s School and St Mary’s Calne.
Combining world-renowned heritage, beautiful countryside and excellent accessibility, Avebury offers a truly special lifestyle in the heart of Wiltshire.
