As with all rental properties in the UK we need you to pass reference and Right to Rent checks. If you answer 'no' to any of the following questions we will unfortunately not be able to progress your enquiry to live at The Gorge.
o Do you have a clear credit file (i.e. you've never receive a CCJ)?
o Are you solvent (i.e. you've never been declared bankrupt)?
o Is your credit score over 175? (If you're not sure then use one of the online free credit check websites)
o Do you have the Right to Rent in the UK?
o Do you earn 2.5 x the annual rent value? For example if your monthly rent is £700 you'll need to earn at least £21,000 per year before tax.
If you don't earn enough, then you may be able to rent using a Guarantor. Your Guarantor must-
o be a UK homeowner
o have a UK bank account
o earn a minimum of 3 x the annual cost of the property you want to rent
o agree to be your Guarantor and have reference checks carried out on them
Please note if you are studying looking to live here you will need to go through our standard referencing process and provide a UK homeowner as a guarantor (see above). Unfortunately, we are unable to accept a company or a foreign embassy as a guarantor.

Spectacularly Gorgeous
Couldn't think of a better job.
The Gorge is indeed a proper job.
Can't seem to find any loop hole in the job done here.
The social space is cool, great, comfortable sitting area with a great coffee ☕ machine & ice making machine....a hard to come by infrastructure in other places; to mention but a few.

The Gorge is in the heart of the town so it is easy to commute to & fro places by public transport or a private car
Bin collection is great, traffic noise levels are at the barest minimum & easy access to a good range of local shops.
How has the building management responded to any problems or issues you have raised:
Prompt, immediate , with a great sense of urgency and issue is always resolved

That I had to pay separately for washing my clothes.

A Comfortable and Convenient Place to Live
Living in co-living studios in Exeter is very good overall. The design is modern, stylish, and well thought out, making good use of space in the studios. Rooms are fully furnished, clean, and comfortable, which makes moving in easy and stress-free.
The facilities are excellent, often including communal lounges, study areas, gyms, secure entry systems, and sometimes social spaces or events. These add to the convenience and help create a friendly living environment.
Building and property management is generally very good and professional. Maintenance requests are usually dealt with quickly, and the buildings are kept clean, safe, and well maintained.
The main downside is that rent can be quite high and the studios are not very large. Parking can also be limited, and central areas may have some traffic or occasional noise.
Overall, it is a well-managed, modern, and convenient place to live in Exeter with good facilities and a comfortable lifestyle.

Living in co-living studios in Exeter is generally very good and convenient. The accommodation is modern, clean, and fully furnished, with bills usually included which makes living easy and stress-free. It is close to the city centre, shops, restaurants, and public transport, so everything is within easy reach.
Transport links are good, with regular buses and easy access around Exeter. The area is usually safe and pleasant to live in.
On the downside, rent can be quite expensive and rooms are quite small. Parking is limited and the city centre can sometimes be busy or noisy.
Overall, it is a comfortable and well-located place to live with good facilities and convenience.
How has the building management responded to any problems or issues you have raised:
Building management has generally responded well to any issues raised. Maintenance requests are usually handled quickly and efficiently, and staff are helpful and approachable. Problems are taken seriously and resolved in a reasonable time, which makes living here comfortable and stress-free.
Please share one thing (or more) which you wish you had known before you moved in:
The building is very modern and well managed, communal areas can sometimes get busy at peak times, especially the gym and lounges.
Another useful tip is that parking is very limited and can be expensive, so it’s better to rely on public transport if possible.
Overall, it’s a very convenient and comfortable place to live, but being prepared for the smaller space and high demand for shared facilities helps a lot.

Lovely place to live
I love living at the Gorge, the staff are very friendly. The rent is very expensive in comparison to other accommodation available in the city. The building organises socials 6 times a week using the designated social budget however, it is hard to tell how much of the money is being used / what it is being used for. It would be nice to have some transparency on how much the Gorge are spending on activities and when money from the budget is unspent. The company do a refer a friend incentive which gives you an opportunity to get some money back off of your rent. It would be better if there were other money incentives.
There are essential rooms in the building too which are a lot cheaper to rent than standard rooms. Unfortunately though, these rooms are limited and there are people occupying them that are on higher salaries than those who are living in the classic rooms. It would be good if the building had more essential / low cost rooms available.

Very close to the city centre. No designated parking and the prices of laundry are probably the biggest let down. Whenever I have had a maintenance issue, the staff have been quick to respond and fix it.
How has the building management responded to any problems or issues you have raised:
I have had a few issues that have required maintenance however, the staff are always quick to address it. If it cannot be fixed immediately, every apologetic and often allow you to use a spare room until the problems can be resolved.

The parking situation is a real problem. Most people moving in need space to unload their cars and you are told to rely on the Waitrose car park across the road to do this. The website and tour need to be more specific about the parking situation.

Friendly, Homely and Accessible!
I've always been very impressed with the design, facilities and management at The Gorge. The rooms are spacious, bright with neutral, clean decor and modern facilities. The only design critique I would have is that the pipes are exposed in communal areas, which is a trendy look, but does mean that when in communal spaces you can hear the waterworks.
There was some building work conducted during my tenancy but this was always well-communicated. The building staff also always ran activities and made sure that all tenants were being respectful of one another.
Please tell us about the good and bad aspects of living in your local area:
The property is in a great location, right opposite Waitrose and a 10-15 minute walk into the city centre. The area is quiet for the most part despite being near a very main road
How has the building management responded to any problems or issues you have raised:
All of my problems and issues were always prioritised and dealt with efficiently. Whether this be questions about fire drills or flexibility about my tenancy, I was always impressed by how well my queries were handled.
Please share one thing (or more) which you wish you had known before you moved in:
I have lived in the same apartment at The Gorge twice, so before my first tenancy, the only thing I would have wished I'd known was that sound carries from the hallways more than I expected. As I chose a room right by the lift and stairwell, and overlooking the entrance to the communal kitchen, there was sometimes a little more background noise than I would have liked. But, over time I grew used to the small amount of noise and it didn't bother me at all. I moved back into the same flat later on, so it really wasn't an issue! But for those who don't like too much surrounding noise, consider choosing a room on a higher level or far away from elevators and stairwells.

Not as good as it first appears
The place looks good but there are a number of issues. The shared spaces, the kitchen and shared social / work spaces are good but are frequently cold and unfortunately it has been difficult to discuss with building management about how to improve this. Shared items like plates, cups etc are often taken by tenants leaving the kitchen under resourced. There are also theft issues in the shared fridge that are difficult to be addressed even if there is potentially CCTV of who is doing the theft. Facilities like netflix and other accounts for shared use on the TVs in the shared space and cinema room have been removed citing licencing issues and events seem to have less budget than in the past.
Please tell us about the good and bad aspects of living in your local area:
It is a bit of a mixed bag really, public transport wise it is near a lot of major routes across Exeter and the wider region and it is a short walk from the city centre, There is a Waitrose across the road and Magdalen Rd a road of restaurants and shops is close by. There is an abandoned building next door which can be a magnet for trouble and the main road is quite close an choked with traffic a significant amount of the time.
How has the building management responded to any problems or issues you have raised:
Maintenance issues have been dealt with swiftly, and other things such as noise issues in my experience have also been dealt with, although I have heard from others with more serious issues that there can be problems if you don't have more than one tenant complaining.

The lack of temperature control in the shared spaces and that the shared laundry is quite small for the amount of tenants in the building
