What a hot little spot! Walk just 11 minutes to both New Cross Gate and Queens Road Peckham stations. Both are Fare Zone 2 with regular and Windrush line services. The garden is a joy: well-stocked, with native and tropical planting, and pleasingly facing west with a twist of south. Multiple al fresco areas mean you can chase the sun or shade around through the day. A decked area with pleasing retractable awning is closest to the building. For the cat (/hopeful cat) owners, a cat-flap in the back door is already installed.

Your cute windowed kitchen is cleverly tucked away from the lounge (nice for dinner parties etc.) and makes excellent use of every available centimetre. Fitted units are glossy and modern in style.

Down a few stairs and you have your first double bedroom with generous built-in storage. Off this is your modern bathroom; which is also accessible from your second bedroom to the front of the building. Two built-in closets mean you have no storage woes.

Telegraph Hill's secret has been quietly seeping out since the Overground provision (at nearby New Cross Gate and Queens Road Peckham stations) further opened-up the transport links beyond the already good links and ease of access to central London. Enjoy the connectivity of Fare Zone 2, with great views, pretty parks (Telegraph Hill's Upper and Lower Parks, which have been open to the public since 1895, are a brief walk), community spirit and a weekly Saturday market as well.

The Hill Station community cafe and pizza place D4100 (just next to the church) is very popular with locals and visitors alike. A large Sainsbury's store sits behind NXG station for groceries, and there are cool independent pubs, shops, cafes and restaurants on both New Cross Road and Queens Road.

Also locally, we particularly like Corner (cafe), The Old Library Bar, Peckham Cellars, Beer Rebellion, Well & Fed, Eagle Eats and Blackbird Bakery. The Rose Inn, The Earl of Derby and Skehan’s are all top local public houses (the latter has great live bands on weekends).

Further options for social outings include Deptford, Peckham, Nunhead and Camberwell,
