Description

Main Street is an attractive stone built detached house with traditional tile roof, and is well positioned in the heart of the village with off street parking via a lane on the garden side leading to the house

The accommodation is set over two floors and offers flexible living space with access to a wrap around garden. The front door leads into an entrance hallway which leads through to the main reception rooms. The triple aspect sitting room sits on the right and has a wood burning stove and sliding doors leading to the garden. Adjacent is the dining room located in the centre of the house which leads into the conservatory with French doors out to the garden. The kitchen is fitted with wall and base units and has a two oven electric AGA and separate freestanding electric cooker. A back door leads directly from the kitchen out to the garden, garage and driveway. A separate utility room and shower room are alongside. Finishing the accommodation on the ground floor are two double bedrooms one of which is currently used as a study and a separate downstairs WC. On the first floor two further double bedrooms are situated and enjoy garden and village views with a shared family bathroom situated in between.

The garage with up and over door is to the rear of the property and has a separate pedestrian doorway. Double gates lead onto a gravel parking area from the lane. In addition, an outside brick built store is divided in four and is located next to the driveway. The garden wraps around the house, with the majority facing south and west and is mostly laid to lawn with mature borders, shrubs and trees. In addition a green house and raised beds offer space for growing on the west side. A paved seating area sits adjacent to the conservatory. At the front of the house a pedestrian gate leads directly onto the village main street.

Location

Main Street is an attractive stone built house located on the southerly side of the conservation village of Tyninghame.

The surrounding East Lothian countryside offers beautiful views to the Lammermuir Hills and is renowned for its golf courses, with Muirfield, Gullane, Luffness and North Berwick all nearby. The John Muir Country Park, a haven for wildlife, is only a short distance away and there are some wonderful walks nearby, in Binning Wood and along Tyninghame Beach as well as the popular John Muir Way. The expansive beaches of the East Lothian coast are numerous and easily accessible.

Tyninghame village, with its playing field, thriving café and shop and pretty village hall, is only a short distance to Dunbar and North Berwick which provide excellent commuter train services. In addition, a new train station is now open in nearby East Linton. Both towns, as well as Haddington (8 miles), offer a greater selection of amenities including supermarkets, high street shops, banks, professional services and hotels. There are good local nursery, primary and secondary schools in the area and three well regarded independent schools: The Compass in Haddington (primary), Belhaven Hill in Dunbar (preparatory) and Loretto in Musselburgh (3-18). All the fee paying schools of Edinburgh are within easy reach and many have direct bus services from East Lothian.
