Description

It's not often an estate agent will be this close to a sale but this one is filled with my memories, I can not wait to show you around and talk you through everything my mum loved about her flat.

Offered with no onward chain, this over 60's retirement apartment is located a short stroll from Sale and offers something a little different to similar apartments with it's private entrance and patio. The development comes packed with everything you expect from pull cords with direct contact with Anchor monitoring teams, on site warden, communal gardens, residential parking, laundry room and more. What it does have over other developments is a sense of community - nothing has been too much for my mum's neighbours and friends recently.

Located on Oakfield, a quiet tree lined road, within a 2 minute walk to several bus stops, a 3 minute walk of a convenience shop,  a 9 minute walk to restaurants and cafes, a 10 minute walk to a M&S and Tesco and a 16 minute walk to Sale Metrolink stop you really are in the heart of the action. This is what retirement living is all about, having everything on your doorstop you'll need from pharmacies to shops, cafes to parks, bus stops to restaurants and more.  Just because you're downsizing doesn't mean you lose your independence and this is something my mum maintained making sure she wandered into Sale most days come rain or shine.

The apartment itself is the star of the show though. You can access it from the main corridor through the communal entrance or through the patio door and I'll be taking you through the patio door! You will walk into the living room that is currently set up with two chairs and sofa along with drop leaf dining table but could easily have enough space for a dining table. The room is flooded with natural light with the southerly facing windows dragging in all the light. Off the living room is the fitted kitchen, the joy of a separate kitchen is you can always trap those smells in there when you're cooking - both these rooms face over the patio and well maintained gardens to the front.

Down the corridor towards the bedroom is the front door of the apartment but also two storage cupboards which make great hiding places for suitcases, grandkids' toys and much, much more! The bedroom is a large double with built in wardrobes and space for a dressing table, if you are still working this is the perfect spot to set up a home office! Finishing the apartment is the shower room which I remember my mum planning and installing! As mentioned each room has pull cords which go straight through to support from Anchor meaning your loved ones are safe in the knowledge if they need help it's only ever a call away.

The communal gardens surround the development and are meticulously maintained offering space for residents to congregate and enjoy events together while there is also residential parking available too.

I really can't wait to show this apartment, make sure you quote GY0737 - Gareth Yates when you call to book.

Reason for Selling: Probate
Tenure:  Leasehold - lease granted 7 September 1990 to 2 July 2080, monthly fees including ground rent, shared ownership rent and service charge = approx. £246 PCM

What is shared ownership?

The Shared Ownership scheme enables buyers to purchase a share of the value of their home - in this case 70% - and pay a subsidised rent on the remaining portion.

Buying a share of the property means you need a much smaller mortgage or initial purchase amount  than if you were buying the property outright. Regardless of the size of the share you buy, with Shared Ownership you will own a stake in your own home.
