Description
A well presented 1930's semi-detached home located on the popular Muller Road in Horfield. This light and bright house offers convenient access to all local amenities including Horfield Leisure Centre, Horfield Common and the all-important Gloucester Road.
The accommodation downstairs comprises a spacious hallway leading into two reception rooms that have been connected to create an impressive open-plan living/dining room. The living room features a double glazed box bay window, feature fireplace and a wooden floor that continues throughout the space. At the rear is a recently renovated kitchen featuring a range of contemporary handleless wall and base units with contrasting work surfaces, some integrated appliances and dual aspect windows allowing for plenty of natural light.
On the first floor are three bedrooms and the family bathroom. Bedroom one is located at the front and benefits from a green and leafy outlook across Muller Road and beyond. Adjacent, bedroom three shares the same aspect and is currently used as a home office, whilst bedroom two is another well-proportioned double room and looks out over the rear garden. The family bathroom is finished with a modern white suite, stainless steel fittings and floor to ceiling tiled splash-backs.
Externally to the front, the property is set back from the road with an array of well established plants and shrubs leading up to the front door. The rear garden is presented in three sections consisting of a paved patio/seating area with steps leading up to a laid lawn. At the top of the garden is a further seating area which takes full advantage of the afternoon and evening sun, whilst a wooden gate offers useful vehicular rear access.
This lovely and well cared for family home offers plenty of scope to further extend if required. Centrally located within a mile of the city centre and within easy access to the both the M32 and Eastgate shopping centre, the property further benefits from being just a ten minute walk from the open green space of Purdown as well as just a five minute walk to the newly opened Ashley Down Train Station that offers direct links to both Filton Abbeywood and Bristol Temple Meads Station’s.
Vendor’s Comment’s :
This has been our first house as homeowners: we moved into this house very soon after getting married, and were particularly drawn to it by the spacious feel of it and the location. It has been an easy commute to the city centre for both of us via public transport or the Concorde Way cycle path, made even easier once Ashley Down train station opened a couple of years ago. We love the area we are in, and easy access to other parts of the city.
For the first couple of years as newlyweds we enjoyed long brunches on Gloucester Road and meals out at some of the excellent cafés, pubs and restaurants in our spare time. Since having a child, we're now more likely to be walking down to St Werburgh's City Farm, to the playgrounds at Purdown or St Andrew's parks, or up to Horfield Common, and have spent many happy hours entertaining our toddler nearby. We have spent many long summer evenings in the sunny garden, including barbecues with friends, trying to find uses for the glut of apples from the tree, and watching our daughter take her first steps.
We have a lively and proactive neighbourhood Whatsapp group, with neighbours looking out for each other and lending each other tools. We will miss the very easy access to Purdown from the back lane. If not for busy work commitments and the chaos of life with a toddler, we would be staying put and converting our loft into a large additional bedroom like we planned to when we first bought the house, but unfortunately life has since got in the way, and the thought of an extensive building project at this point in our lives became too daunting for us.
While we will miss our first family home here at 221 Muller Road, for us it is time to move on - we hope this house will give its new occupants as many happy memories as it has given us.
