Description

As you step through the archway into the front garden, the charm and beauty of Japonica Cottage immediately greets you. The pathway winds through the generous front garden to an anvil porch, opening through a stable door into the sitting room.

This cosy yet well-proportioned space offers ample room for comfortable seating and centres around a beautiful Inglenook fireplace with wood-burning stove. A charming nook creates the perfect fireside reading corner, with space for built-in shelving. Two windows overlook the front garden, screened from the road by mature greenery.

From here, the home opens into a bright, open-plan kitchen and dining room, ideal for everyday living and entertaining, with space to seat up to eight. Oak kitchen units and generous worktops complement the cottage’s character, while a window and double doors draw in natural light and frame lovely views of the garden and open fields beyond.

The bathroom sits just off the dining area and is well sized, featuring a shower over the bath and a fitted vanity unit.

Stairs from the kitchen lead to the main bedroom, with an unusual pointed ceiling that adds character without compromising ceiling height. Fitted storage is plentiful, and the outlook over the back garden and surrounding fields is particularly attractive.

The second bedroom is accessed via stairs from the sitting room and offers flexible space, comfortably accommodating a double bed or a single bed with a home office area.

Gardens
The front garden is generous, with a patio area directly in front of the house providing space for seating and outdoor dining, alongside a discreet shed and bin area.

To the rear, the south-facing garden enjoys a sunny patio accessed from the dining area, perfect for a bistro table. Steps lead up to a spacious lawn, ideal for relaxing, entertaining or play. Beyond, open fields create a delightful rural backdrop, with sunsets over the countryside providing a wonderful setting for sunny days.

Seller Insight
We’ve loved living in Japonica Cottage for over 20 years. Admittedly, it was a bit of a wreck when we first moved in. We have made it a comfortable, cosy home without compromising its character. To be honest, if the cottage had any more character, it would have its own chair in the pub, cracking jokes and telling stories!

It’s not your standard property. There are two staircases for a start, and various nooks and crannies dating back 250+ years. Exposed beams show marks of their origins as ships’ timbers. We’ve been sensitive to enhance the cottage’s history and personality with comfort and warmth.

The uninterrupted views from the kitchen/diner are a highlight. Big skies mean big sunsets and the fields behind provide a changing backdrop throughout the year. There are really lovely walks on the doorstep as well as several riding stables, so you can get out and make the most of the surrounding countryside. Its location gives you the best of peaceful rural living while being only a short trip down the hill to Pangbourne.

It is a privilege to own a listed building. As its custodian, you become part of its history. Yes, there are rules to follow, but they don’t stop you from modernising the property sympathetically.

As we are now semi-retired, we are relocating to Devon to be closer to family and friends. While we'll miss the quirkiness of the cottage, we are sure that we'll be leaving it in good hands.

Location
Upper Basildon is a sought-after village set high above the Thames Valley, offering a peaceful rural lifestyle with far-reaching countryside views. Surrounded by rolling fields and woodland, it’s ideal for walking, riding and enjoying the outdoors, with a strong village community at its heart.

There’s a strong sense of community in the village, with activities centred around the village hall and sports field, hosting regular classes and fairs.

Despite its tranquil setting, Upper Basildon is conveniently close to Pangbourne, which provides a range of shops, cafés, pubs and riverside walks, along with a mainline station offering fast services to London Paddington. The nearby A329 and M4 give good road connections, while Reading is within easy reach for wider amenities.

The area is also well regarded for its schools and access to beautiful landmarks such as Basildon Park and the Thames Path. Upper Basildon combines the charm of village life with excellent connectivity, making it a particularly appealing location for those seeking countryside living without feeling remote.
