Description

Ref: 1088920 One bedroom, top floor flat close to Paddington Station! Says it all really, certainly says most of it. It's a pied a terre, it's a first time purchase and of course, it could even be a perfect does-what-it-says-on-the-tin investment property. Which, in fairness is what it currently is and it has served the present owner very well over the last few years but now it is - for her - the right time to sell and hopefully, it's the right time, dear reader, for you to buy.

The flat is currently rented - £1700 PCM (fixed over two years ago)since you ask - and if required could be sold with the tenant in situ.

It's located on the fourth floor of this purpose built mansion block. There's no lift which is great for the exercise but as it's the top of the building it comes with the added benefit of those cute sloping ceilings which I always think makes for a "cosy" vibe and also - the big benefit........ no noisy neighbours above you and there's a result if ever I saw one!

Location: well, being just a 15 minute walk to Paddington Station opens up all sorts of travel possibilities, not least having Heathrow within just over half an hour away AND the Elizabeth line almost on your doorstep! In fact, the location has to be one of this little gem's main features! Marylbone is just 7 minutes walk and just a 12 minute walk to Baker St.

There is a great Saturday market in nearby Church St, fabulous restaurants and shopping in Marylebone High Street and of course, Oxford St! We're also within walking distance to Regents Park and London Zoo and just a 10 minute walk to the London Business School.

Please note, with regard to the photos, I have used a little help from my AI friend to jolly up the furnishings so you get an idea what it could look like but these photos I have placed adjacent to the original ones taken so you can see the rooms in their original 'glory'. Not forgetting of course that the flat has been repainted in recent years!

Please do refer to the 'Key Facts For Buyers' Guide which you can find by clicking onto the 'Virtual Tour' found in the photos section in the listing.
