Description

A46235FV81 - Let’s begin the tour: let’s leave the county road and take the small, private access road, which is very easy to navigate.
We are immediately immersed in an unspoilt natural environment, where centuries-old trees and mid-mountain meadows welcome us. Here, we fully realise that living here, in the heart of our beautiful Montagne Noire, is a real privilege!
The farmhouse comes into view, well sheltered and in a prime spot, right in the middle of the fields and surrounded by five springs, two streams, one well, and reed beds – let’s not forget that we are very close to the Puech Balmes Reed Bed Discovery Trail, which offers an easy and unique walk to explore the heritage of the wetlands, a fascinating and mysterious world! Nineteen hectares of meadows and woodland surround the property in a single block, which is an incredible bonus.
We enter the courtyard, which is lined with numerous buildings, including the main house and outbuildings.
Firstly, the main house, built over two storeys, offers 126m² of living space.
It has been superbly renovated and features, on the ground floor, a magnificent 42m² living and dining area; this space is fitted with a highly efficient wood-burning stove installed in the original fireplace. This room opens onto a magnificent terrace with a pergola and barbecue area – a magical spot offering breathtaking views over the meadows below and, in the distance, the majestic Montagne Noire.
Let’s return to the dining room, which is semi-open to the 21m² kitchen area and its utility room and pantry at the rear. The kitchen also opens out onto the large terrace.
A beautiful wooden staircase then leads us upstairs to the sleeping area, which comprises three lovely
bedrooms, all fitted with French windows and wooden balustrades – what light and what a view!! ! Just imagine waking up in the morning to a view like that – what a dream!!! A bathroom and a shower room, both with toilets, complete this level.
A beautiful front door on this landing leads back out to the courtyard.
The potential here is enormous – see for yourself: first of all, the tenant’s cottage, which will need complete renovation; it comprises a living room and kitchen, two bedrooms and a bathroom, totalling around 50m². In the basement, there are cellars and stables covering approximately 75m², plus an old dwelling/shed of around 50m² and, adjoining at an angle, two garages totalling approximately 85m².
Opposite the main house and the tenant’s cottage, there are two cowsheds with barns above them, requiring renovation, totalling approximately 300m². Adjoining these and on the upper level is a lovely shed of around 100m², ideal for a workshop and storage.
In the adjoining meadow, a timber shed would be perfect nearby.
If you’re looking to reconnect with nature in our beautiful region of Occitanie and the Tarn department, this property – free from any nuisances – would be perfect for a range of projects, such as a guesthouse, agritourism or equestrian activities…

Location:

The commune of Saint Amans Valtoret is situated in the Thoré Valley in the south of the Tarn department, within the Haut-Languedoc Regional Nature Park, halfway along the road linking Toulouse to Béziers.
It comprises the historic village and several hamlets.
Situated on the right bank of the River Thoré, the commune was, until the 1970s, the jewel in the crown of the wool-scouring industry.
Nearby, you can explore the Gorges du Banquet, offering breathtaking scenery, wild canyons and heart-stopping thrills.
Please note! The Banquet Gorges are accessible ONLY with a qualified guide.
Also nearby is the Lac des Saints-Peyres, an artificial lake that remains wild and unspoilt on its western side, whilst a leisure area has been developed on its eastern side in Anglès.
The wild side of Lac des Saints-Peyres has sometimes earned it the nickname ‘the Canadian lake’. Fishing enthusiasts, nature lovers and water lovers gather in a setting that inspires daydreaming; it is a renowned fishing spot.
From Saint-Amans, you can follow the Passa Pais greenway, a former railway line converted into a cycle and walking path that winds its way for nearly 80 km between the Tarn and the Hérault. There are numerous hiking trails to delight both amateur and experienced walkers.
The Tarn department welcomes you; here you will discover and embrace its culture of good living, deeply rooted in its Occitan heritage. You will also enjoy this multifaceted department, with its iconic museums, such as the Toulouse-Lautrec Museum in Albi, the Goya Museum in Castres and the Dom Robert Museum in Sorèze.
The town of Mazamet, just 10 minutes away, has all the essential amenities: shops, restaurants, supermarkets, cinemas and markets, as well as a renowned golf course. Its SNCF railway station provides westbound services to Carcassonne and Toulouse, making it better connected than the towns to the east.
Nearby, the medieval village of Hautpoul will immerse you in its history, whilst its dizzying footbridge will satisfy your thirst for thrills and curiosity.
Also worth mentioning are the famous city of Carcassonne, 60 km away, and Béziers, 80 km away, both of which have airports, making it easy to reach a wide range of destinations.
It is also situated 28 km from Castres, with its large commercial and business airport (offering domestic flights and regular services to Paris), and 95 km from Toulouse, with its major international airport

About Leggett Immobilier, France

La Maison du Chapitre, 24340 La Rochebeaucourt, France

Leggett Immobilier is a family business that was started 20 years ago and founded on the genuine belief that French estate agency could be done better – today this still holds true. Indeed, this belief was validated last year when we were crowned "Best Estate Agency in France" at a prestigious awards ceremony in London.

All of our agents live and work in France and have excellent local knowledge, covering both their area and local property prices. Clients are given a single point of contact who is dedicated to helping them make the right decision and to be by their side throughout the purchase process. Our in-house contracts team are experienced in dealing with local notaires and have overseen the purchase of over €1bn of French property - they will ensure that the sale progresses smoothly and our fully bilingual team will guide you through all legal documentation.

With over 600 agents spread across the country we like to think that we are now the leading international estate agency in France, last year around one in ten of all UK buyers of French property trusted us to help them. However, the company’s size and success has not altered the fact that we are a family business who pride ourselves on professionalism and friendliness.

Local knowledge is invaluable when buying in a foreign country. Leggett provides this knowledge - nearly all of our agents have lived through a move themselves and have been trained to deal with any issue or question that might arise. This training includes a three day, residential, course, further "advanced" training and access to our head office team who keep abreast of all changes in French property law and legislation.

It is this, unique, “hand-holding” approach that has helped build the foundations of our company. No other agency in France takes such care of a client before, during and after a property is purchased.

The system for buying a property in France can be complex but is regarded as being one of the safest in the world – the French like "red tape" but not much surprises us now.

With over 20 years of experience, we have the knowledge to aid with legal matters, help with finance, and even ensure that you have all the essential services connected when you make the move to your new home.

Leggett Immobilier - local knowledge you can trust.
